Need fire stopping in Dunlop?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

When to bring in a specialist

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

About our fire stopping in Dunlop

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, and they are easy to forget. We close the openings listed on your schedule, using the specified sealant and detail. If you’re dealing with unsealed penetrations discovered above suspended ceilings and non-fire-rated filler around services, we can help. Whoever orders the work in Dunlop, the brief is typically the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Travel to smaller places like Dunlop is planned so every penetration is sealed on one trip. Photos of the gaps, the services and the wall or floor type help us bring the right products.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Signs you need fire stopping in Dunlop

On a busy project, programme pressure can mean fire stopping is rushed or left to whichever trade is closest. That is when untested combinations creep in.

Most enquiries start with something like this:

  • Expanding foam used as fire stopping
  • Unsealed openings around new pipes and cables
  • Open linear gaps along the top of fire-resisting walls
  • Fire sealant pulled out of the opening

Older community buildings such as Parish Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Comparing quotes

  • Proof of insurance
  • Who will actually carry out the work
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Which product they’ll use, and why it suits the joint

How to choose a sealant contractor

Aftercare for building managers

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Ask the designer to confirm details early on refits
  • Record which product was used where
  • Flag new cables with no seal around them
  • Brief every trade that openings they make must be sealed

Keep the product data and installation details with the building’s fire safety information. It makes later repairs much easier to match.

On fit-outs, get the fire-stopping specification agreed before the services go in. Details can then be picked to suit the actual pipes, cables and ducts, and installation follows the programme.

Fire stopping in Dunlop: the local picture

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with proprietary products, intumescent ones included, tested for their end use. We install fire-rated sealant to that tested detail where it is specified.

In a school such as Clandeboye School, fire-rated sealant goes in around service penetrations where it is specified.

Diagnose, treat, sign off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. For a building near Dunlop, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Have the specification and drawings to hand
  • Share the asbestos register for older buildings

Advice

FAQs: Dunlop

How do the Scottish rules apply to fire-rated sealing in Dunlop?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Is a smaller place like Dunlop outside your area?

Not at all. Dunlop is within our area. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Do you offer coloured sealant?

It depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

How do you choose the sealant?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

When can you be on site?

Give us your site hours and any access windows in your enquiry, and we’ll schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

What the job involves on each surface

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. Openings around new cables are resealed to the detail, and we tell you if the bundle exceeds what sealant covers.

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail, but many need a collar or wrap. We confirm material and size first and tell you if sealant isn’t the right product.

Owners, agents and contractors

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in Dunlop can sit alongside others in a wider programme across East Ayrshire.
