Expansion joint sealing for commercial buildings in Chartridge

A movement joint only works while its seal does. Once it fails, water, grit and debris get in. Resealing at the first signs of failure is far cheaper than repairing the material either side. We work on podiums and floor movement joints, blockwork control joints and car park decks and ramps, and what we’re called in for most is water getting into the wall through a failed joint and car park joints leaking onto vehicles below. Looking for mastic applicators who cover Chartridge? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

In and around smaller places like Chartridge, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

How the quote is worked out

Quotes vary with the job. Expect it to depend on:

  • Backing rod, priming and other preparation
  • Access and working height
  • Working within restricted access windows
  • How much existing material needs removing

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Details that help us quote

Whether it’s one area or a whole building, these details speed things up:

  • Any specification or named product
  • How the joints are reached, and at what height
  • Approximate linear metres or a joint schedule
  • When you need the work done

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be one of these:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Cracking or settlement that calls for an engineer’s assessment
  • Broken or spalled joint edges, which need repairing before any sealant goes in

If in doubt, speak to us on 01277 525 020 or send details through our quote form and we will say what we think.

Surfaces we seal

  • Podiums and floor movement joints
  • Car park decks and ramps
  • Brickwork movement joints
  • Precast concrete panel joints
  • Blockwork control joints
  • Cladding panel joints

What happens if it’s left?

A torn seal left alone normally gets worse. Water and debris get in, the joint jams and the edges spall, so a reseal turns into an edge repair as well. Acting at the first split keeps the cost down. Older rural buildings around Chartridge move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Questions we’re asked in Chartridge

Is Waterside Business Park, near Chartridge, within your area?

Yes. We cover Chartridge and the area around it, including industrial estates, business parks and retail parks such as Waterside Business Park. A few photos and the unit address let us price the work.

Is Chartridge too small for you to travel to?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.

Do you guarantee expansion joint work?

A 12-month guarantee covers our workmanship. Regular sweeping and inspection help the joints last.

Can weather delay the job?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Why do our movement joints keep failing?

The common causes are poor preparation, three-sided adhesion, the wrong movement class and weathering. We diagnose which one it is before resealing since each needs a different fix.

Is any job too small?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Can you work on car park ramps and decks?

Yes. These joints take wheels, salt and water, so product choice matters and broken edges are flagged before sealing.

Diagnose, treat, sign off

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use. If others near Chartridge need work, visits can be combined, which keeps travel down. You’ll have a fixed quote before work starts.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

What we need from you

  • Have the specification and drawings to hand
  • Share your working hours and any access restrictions
  • Explain the parking and delivery arrangements

Advice

Work for main contractors and building owners

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around Chartridge. One quote can cover more than one site, which keeps the paperwork simple.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Should maintenance staff do it?

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
