Expansion joint sealing in Lee Common
Internal floor joints take trolleys, pallet trucks and forklifts. Unsupported edges break up under wheels, so the right filler or sealant for the traffic and movement matters. We will tell you if the edges need repairing before sealing, and phased work keeps areas in use. We work on podiums and floor movement joints, car park decks and ramps and precast concrete panel joints, and what we’re called in for most is weathered movement joint sealant that no longer flexes and debris jammed in movement joints. Most enquiries from Lee Common start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.
Jobs around smaller places like Lee Common are planned so the whole job is done in one visit, with the right materials on hand. Note joint widths and the traffic that uses them, and we will take it from there.
We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Why act early in Lee Common
Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use. We agree phasing with you before work starts. One visit to deal with every failing joint makes more sense than several trips to a place like Lee Common. Send photos of each area and we will quote for the lot.
There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

How a job runs
On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, with the work itself normally taking anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. If others near Lee Common need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.
- First the joints are inspected, widths measured and the type of failure noted.
- You receive a fixed quote stating the product and the movement it is rated for.
- Where areas have to stay open, we agree a phased sequence before starting.
- The failed seal is cut out and both joint faces cleaned back to sound material.
- Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
- We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.
Before we start on site
- Warn occupants and staff about the work
- Have the specification and drawings to hand
- Send asbestos survey details if the building is pre-2000

What we can’t put right
Being straight saves everyone time. Fresh joints won’t solve:
- Waterproofing layers buried beneath the sealant
- Changing the joint layout or spacing of a structure
- Broken or spalled joint edges, which need repairing before any sealant goes in
Not sure which it is? You can speak to us on 01277 525 020 or send photos by email and we will tell you honestly before you book.

Should maintenance staff do it?
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
Lee Common: questions and answers
Is a smaller place like Lee Common outside your area?
No. Places such as Lee Common are covered as much as the big towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
Will our site in Lee Common have to close for joint sealing?
Typically not: we work in sections and hand each one back once it has cured. We agree the sequence and timings with you before we start.
Can you quote from photos?
It depends on the job. Straightforward work can often be priced from photographs and measurements, while larger or less clear jobs get a site visit first.
Does weather matter for sealant work?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Do you guarantee expansion joint work?
Each job is backed by a 12-month guarantee on the workmanship. Damage from later works or traffic loads outside the joint’s design isn’t a workmanship fault.
Does the weather affect joint sealing?
Weather matters for any external joint: rain, frost and condensation all stop sealant bonding. Internal floor joints are far less affected.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Keeping the joints sound
For the best life from the joints:
- Treat a small split as a warning, not a cosmetic issue
- Plan racking layouts so feet don’t land on a joint
- Keep stones and debris out of open joint lines
- Brief car park operatives to protect joint lines during winter clearance
Floor joints on main traffic routes need watching more closely than the rest. Avoid standing heavy loads or racking legs on the joints, and report any chipped edges early.
On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles. Sealing the joint promptly stops it at source.
For managing agents and facilities managers
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
