When something else is needed
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Proprietary pre-formed expansion joint systems
- Changing the joint layout or spacing of a structure
- Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
If in doubt, speak to us on 01277 525 020 or send details through our quote form and we will say what we think before you book.

Expansion joint sealing in Canongate
We cover the full range of movement joints: brickwork and blockwork joints, precast and cladding panel joints, concrete joints, car park decks and ramps, podiums and floor movement joints. Every one calls for a sealant picked for its movement, exposure and traffic. We work on brickwork movement joints, car park decks and ramps and blockwork control joints, and what we’re called in for most is leaks through car park deck joints onto the level below and brittle, chalky sealant on external joints. Looking for mastic applicators who cover Canongate? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.
Scotland’s cities have multi-storey car parks, shopping centres, university and hospital estates, all with movement joints in decks, floors and walls. When the sealant goes, water and grit get in, and a Scottish winter makes it worse.
We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and if something we did falls short, we return to it.

Why act early in Canongate
Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use. We agree phasing with you before work starts. In a Scottish city, access often needs scaffold, permits or factor approval, so it makes sense to renew every failing joint while it’s in place.
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
What you get with us
- Matching to RAL references, product permitting
- Fixed quotes based on photos, drawings or a visit
- One number for every site we cover

Floors, slabs and movement joints in Canongate
Canongate lies within about 2 miles of the sea. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so a failed joint lets more in and the edges break up sooner. Canongate is in the east of Scotland, which is drier than the west. Freezing weather and salt still attack open external joints. Resealing before the cold months helps protect the edges.
Campuses like University of Edinburgh - Holyrood Campus, less than half a mile south of Canongate, mix old and new buildings, with movement joints wherever they meet. Places like Meadowbank Shopping Park (0.7 miles north-east of Canongate) put trolleys over floor joints inside and cars over slab joints outside. A healthcare site such as Astley Ainslie Hospital (1.7 miles south-west of Canongate) depends on car parks, ramps and service yards whose joints take traffic all day.

Questions we’re asked in Canongate
Do you take on work at healthcare sites like Astley Ainslie Hospital?
Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.
Can being near the sea in Canongate affect the sealant we need?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is any job too small?
Small jobs are welcome alongside larger packages. Photos and a description are enough to start.
What’s the quickest route to a quote?
You can use the quote form on this site; alternatively, ring 01277 525 020 or email drawings and photos. Photos, drawings or a joint schedule help us quote quickly.
Are you fully insured?
Yes. Mastic Doctor is fully insured, public liability included.
Are you CHAS accredited and on Constructionline?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
What guarantee do you give on joint sealing?
The workmanship is guaranteed for 12 months from sign-off, and we’re fully insured for public liability. Keeping joints clear of debris helps them last.
Owners, agents and contractors
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.
Surface by surface
Podium joints
Podium joints often sit within a waterproofing system. We reseal the joint where sealant is the specified fix and flag it if the membrane looks like the source.
Car park decks and ramps
Deck and ramp joints take tyre loads, grit and de-icing salts. A trafficable sealant suited to the movement goes in with bays done in phases so the car park keeps running.
How a job runs
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For premises in Canongate, tell us about access times, shared entrances and any building rules, and we’ll plan the work to suit, phased where areas need to stay in use.
- The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
- Next, we fix a price and confirm the sealant we propose for the movement.
- The failed seal is removed and both faces are cleaned until sound and dry.
- We control the depth with backing rod or, in shallow joints, bond-breaker tape.
- After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
- We check every joint before sign-off, and the work carries our 12-month guarantee.
Preparing the site
- Point out any areas we must not close
- Point out parking and an unloading spot
- Tell staff and tenants when we will be in

Advice
Keeping the joints sound
Problems stay small when the joints are checked regularly. Specifically:
- Include every elevation and deck joint in periodic inspections
- Sweep decks, ramps and floors so grit doesn’t collect in the joints
- Check joints after long freezing spells
- Act on the first tear or lifting edge rather than waiting
Debris does more harm to joint sealant than most people realise. Grit trodden or driven into the joint works at the surface until it tears and decks and floors suffer most. A routine sweep is the simplest protection.
Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall. Keeping the seal sound avoids all of that.
