Expansion joint sealing in Brookgreen
Our movement joint work takes in walls, panels, decks and floors: brickwork and blockwork joints, precast and cladding panel joints, concrete joints, car park decks and ramps, podiums and floor movement joints. The product depends on the movement, the weather and anything that runs over it. If you’re dealing with damp inside where a wall movement joint has failed and layers of sealant in a movement joint, we can help, on blockwork control joints, car park decks and ramps and podiums and floor movement joints alike. One point of contact handles commercial sealant work in Brookgreen from the first photographs to the final walk-round, for single jobs and planned programmes alike.
For a site near Brookgreen, measurements and photographs up front mean one trip where possible. Tell us the joint widths if you can, and what drives or walks over them.
A 12-month guarantee applies to all our work in the Isle of Wight. Should something we installed fail, call 01277 525 020 or email the details over and we will come back to it.

When it isn’t the sealant
Some faults sit outside our scope, and we say so rather than covering them up:
- Changing the joint layout or spacing of a structure
- Concrete or masonry repairs along the arrises
- Leaks coming from the membrane rather than the joint seal
If you’re not sure, just give us a call on 01277 525 020 or email us and we’ll give you a straight answer before you book.

Why act early in Brookgreen
A failed joint seal doesn’t mean the slab, panel or wall needs replacing. If the material either side is sound, a properly prepared reseal restores the joint. If the edges have broken up, we will tell you they need repairing first. For buildings around smaller places like Brookgreen, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Resealing early avoids that.
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
What you get with us

What sets the cost
There’s no standard rate for sealant work, because every site is different. What we look at:
- Access and working height
- Specialist products, such as fire-rated or hygienic sealants
- Travel to remote or island sites
- Whether the work must be split into stages
Pricing movement joints depends on how many there are, their condition and the access. Ask us for a fixed quote.
Sending details for a quote
A few photos plus some basic facts will normally do. Please tell us:
- Whether the building will be occupied during the work
- Approximate linear metres or a joint schedule
- Your programme or deadline
- A wide shot and a close-up of the area
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. For smaller jobs, photographs and a description will do.
For managing agents and facilities managers
When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
On site: what to expect
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Smaller jobs around Brookgreen can be grouped with others nearby. You’ll have a fixed quote before work starts.
- We start with photographs, approximate lengths and any drawings, visiting where needed.
- We compare each joint’s width with the movement and the sealant’s capability.
- Every joint is cleared of the failed seal and any grit packed into it.
- Edges are checked, and we tell you if any need repairing before sealing.
- A sealant suited to the movement and traffic is laid to depth and tooled.
- Each area is handed back after its cure time, under our 12-month guarantee.
What we need from you
- Explain the parking and delivery arrangements
- Point out any areas we must not close
- Let us know about inductions and permits

Advice
Aftercare for building managers
Keep the joints in good shape with a few simple steps:
- Note which joints were done, when, and with what
- Raise snow-clearing blades over deck joints where possible
- Look over external and deck joints after a hard winter
- Reopen bays and walkways only after the stated cure time
On car parks, winter clearance can damage deck joint sealant. Lifting the blade at each joint avoids tearing the bead.
A failed deck joint lets water straight through to the level below. Salty water dripping through stains soffits and lands on parked vehicles. Resealing early limits the damage.
FAQs: Brookgreen
Does a coastal location like Brookgreen affect which sealant is used?
It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.
Do we have to stop operations in Brookgreen while the joints are sealed?
Typically not: we work in sections and hand each one back once it has cured. The phasing plan comes with the quote.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
Do you seal on top of existing sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Do you reseal car park expansion joints?
Yes, we do. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed and broken edges are flagged before sealing.
Is any job too small?
Small jobs are welcome alongside larger packages. Send details for a fixed quote.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Expansion joint sealing in Brookgreen: the local picture
With the shore within about 1 mile, Brookgreen counts as a coastal location. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so a failed joint lets more in and the edges break up sooner. Brookgreen sits in one of the drier corners of the country, the South East. Even so, yard and car park joints are only sealed when they’re dry and clean, while winter salting gets into any joint left open.
In and around Brookgreen, the right filler or sealant for each joint depends on the traffic and the movement it takes. Around Brookgreen, open joints collect water and debris, and the arrises are the next to go; we’ll tell you if the edges need repairing first.
