Construction mastic in Toab, done properly
Since 2005 we’ve worked alongside main contractors, developers and fit-out firms. Quantities come off the drawings, the sequence is agreed with the site manager and the work follows the trades. For construction mastic on a scheme in Toab, send drawings through our quote form, or phone or email us to talk it through. Site teams most often ask us about a mastic package split between trades with no clear owner and perimeter gaps outside the sealant’s range, on sanitary and kitchen joints, floor and skirting junctions and window and door perimeters. Facilities teams, main contractors and managing agents in Toab tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
In smaller places such as Toab, building work tends to be single schemes rather than big developments. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.
Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

How the quote is worked out
Quotes vary with the job. Expect it to depend on:
- The site’s rules and procedures
- Phasing around occupants
- Specialist products, such as fire-rated or hygienic sealants
- Quantities, in metres or numbers
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.
Before you send an enquiry
We can often quote from photographs and a few details. Please tell us:
- Any dates the work must fit around
- The asbestos register, for older buildings
- The type of building and who uses it
- Rough lengths or quantities, or drawings if you have them
The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or phone 01277 525 020 or email us to discuss it first.
Maintenance after handover
Regular inspection catches problems early. In particular:
- Stick to the specified sealant rather than a generic substitute
- Keep product details for future maintenance
- Check frame gaps are within the sealant’s range before sealing
- Keep finished joints away from paint, plaster and scrapers
Tell the builders’ clean team which areas have new sealant. Blades and abrasive pads are the commonest cause of damage at the final clean, so stick to soft cloths and gentle cleaners near sealant.
Sanitary joints that fail early become defects soon after occupation. Leaks behind showers and basins damage finishes and floors, leaving the remedial work to the contractor. Getting the product and preparation right first time avoids that.
What happens if it’s left?
Getting the mastic contractor involved early pays off. Early involvement means gaps, products and access are sorted before the programme bites, which avoids last-minute problems. Leave it late and they turn up on the snag list. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.
A quote for mastic packages depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

Toab: questions and answers
Does a coastal location like Toab affect which sealant is used?
It can. Coastal exposure works external joints harder than inland weather. We check the specified product suits the exposure and pay close attention to preparation.
Do you work on the island where Toab is?
Yes. Islands are part of our area, Toab included. Island work is planned around ferry crossings and the weather, so photographs and a full list before we travel are essential.
Can you come in just for snagging?
Yes. We clear snags by redoing joints rather than patching them.
What do you charge?
That depends on the job: quantities, access, the product and any phasing. Call for a quote and we will price it properly.
How many days will you need on site?
It depends on the scope, but the work normally takes a day or two on a small fit-out and several weeks on a large multi-storey package. For bigger or phased jobs, we’ll set out a timescale with the quote.
What if there’s asbestos in the old mastic?
The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.
What about RAMS and site documents?
Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.
Different surfaces, different methods
Kitchens and utility areas
Commercial kitchens often need hygienic or food-safe sealants. We follow the specification and seal to a smooth, cleanable finish.
Fire-rated sealant where specified
Fire-rated sealant is one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services. Record requirements are agreed with the quote.
Construction mastic in Toab: the local picture
The sea is no more than about 1 mile from Toab. Coastal exposure means perimeter and cladding joints work harder than on an inland job, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Toab is in the east of Scotland, which is drier than the west. Frost and condensation on frames and panels can still hold up external mastic on winter mornings. We agree external dates with the site team and keep internal work ready.
Around Toab, as anywhere, a facade joint depends on its sizing, backing rod and preparation. Sites around Toab get mastic sealed to the drawings and the programme, nothing improvised.
Toab is in the Shetland Islands. Anywhere in ZE3, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. 63 places across the Shetland Islands fall within our area, Toab among them.

Site staff or a sealant specialist?
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Diagnose, treat, sign off
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. For a building near Toab, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.
- First we take quantities off the drawings and read through the specification.
- You receive a fixed quote listing scope, products and phasing.
- You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
- Work follows the programme, area by area, as rooms and elevations become ready.
- Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
- We close out snagging and hand over with a 12-month guarantee.
Before we start on site
- Send asbestos survey details if the building is pre-2000
- Have the specification and drawings to hand
- Tell us your opening times and when work is allowed
