How we handle expansion joint sealing in The Platt

Every structure moves a little, all the time: they expand in the heat, shrink as they dry, and shift under load. Expansion and movement joints are built in so the structure can move without cracking and the seal across each one keeps out water and grit. We seal and reseal movement joints in walls, panels, decks and floors for buildings in The Platt. We work on cladding panel joints, brickwork movement joints and podiums and floor movement joints, and the failures we are asked to look at most are expansion joints split through the centre of the bead and sealant peeling off one face of the joint. Looking for mastic applicators who cover The Platt? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Halls, schools and small commercial buildings near places like The Platt have movement joints in brick, block and concrete too. They’re easily forgotten until water gets in or an edge breaks.

A 12-month guarantee applies to all our work. Should something we installed fail, give us a call on 01277 525 020 or send photos by email and we’ll come back to it.

How a job runs

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work usually takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. Smaller jobs around The Platt can be grouped with others nearby, which keeps travel down. You’ll have a fixed quote before work starts.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry, and we tell you if any edges need repairing first.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

What we need from you

Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Floors, slabs and movement joints in The Platt

The Platt lies roughly 33 miles out from central London. The roads out of London are lined with trade parks and distribution sheds, and their floor joints take forklift and pallet-truck traffic all day. The Platt sits in one of the drier corners of the country, the South East. Even so, yard and car park joints are only sealed when they’re dry and clean, and gritting in cold spells finds its way into open joints.

For an occupier at a site such as Durgates Industrial Estate, 2.8 miles to the south-east of The Platt, the joints at loading doors and dock levellers typically see the hardest wear. For a school such as Frant Church of England Primary School, playground and building joints can be done in the holidays. Campuses like Canterbury Christ Church University - Salomons, 4.9 miles north of The Platt, mix old and new buildings, with movement joints wherever they meet.

The Platt is about 4 miles south of Royal Tunbridge Wells, in East Sussex. Any commercial site in The Platt is covered. The Platt is one of 308 places we cover in East Sussex. Our Brighton page has more on work in that area (25 miles or so).

Business premises anywhere in TN3 are within our area. We also cover Frant (1 mile north), Mark Cross (2 miles south), Eridge Green (2 miles north-west), Town Row (3 miles south-west) and Tidebrook (3 miles south). FAQs: The Platt

Will you take on work at estates like Durgates Industrial Estate, close to The Platt?

Yes. Estates, retail parks and business parks around The Platt, Durgates Industrial Estate among them, are all within reach. Photos and a short description are enough for a first look.

Is The Platt too small for you to travel to?

Not at all. The Platt is within our area. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.

Can the building stay open while you work?

Typically, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

What do you charge?

We don’t publish prices, because every site is different. Send photos or drawings and we will price it at a fixed figure.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we will schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

Are expansion joints and movement joints the same thing?

Put simply, it’s a planned break in a wall, slab or deck so the materials can move. Many people call it an expansion joint.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Different surfaces, different methods

Joints between different materials

Hybrid or MS polymer sealants bond to many substrates. We pick the product for the materials and the movement, and confirm it in the quote.

Concrete and precast panel joints

Precast and concrete panel joints move daily. The sealant needs the right movement capability and a controlled depth.

What sealant work can’t fix

Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:

  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • A joint that has to be widened or re-detailed before it can work
  • Cracking or settlement that calls for an engineer’s assessment

Not sure which it is? You can give us a call on 01277 525 020 or send details through our quote form and we’ll tell you honestly.

Joints and surfaces we work on

  • Podiums and floor movement joints
  • Car park decks and ramps
  • Blockwork control joints
  • Brickwork movement joints
  • Cladding panel joints
  • Precast concrete panel joints

Why deal with it now?

Spot repairs can be useful on a tight budget. But if the rest of the run is the same age and product, it’s usually not far behind, and a second visit means paying for access again. Where it helps, we quote both options. One visit to deal with every failing joint makes more sense than several trips to a place like The Platt. Photos of every joint help us quote for the whole job.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

What you get with us

  • Public liability insurance in place
  • Workmanship guaranteed for 12 months
  • Work carried out by CSCS-carded applicators
  • RAL and finish matching where the product range allows

See our cost guide and our accreditations and insurance.

What sets the cost

The price varies from site to site. Expect it to depend on:

  • Travel to remote or island sites
  • Working within restricted access windows
  • How much existing material needs removing
  • Any access equipment needed

A quote for movement joints depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

What to include in your enquiry

A good diagnosis starts with the right details. Tell us:

  • When you need the work done
  • The postcode of the building
  • The product your specification calls for
  • How the joints are reached, and at what height

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we’ll arrange one.
