How we handle construction mastic in The Hyde
External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work. Internal areas can typically carry on while the outside waits. We work on floor and skirting junctions, brick and block movement joints and sanitary and kitchen joints, and what we are called in for most is bath and shower joints scraped during the final clean and snag items on joints that need redoing before handover. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in The Hyde, that means joint design, primers and backing rod as standard.
A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building, so tidy, well-planned work matters.
Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

The Hyde: questions and answers
Does your area include sites such as Silk Bridge Retail Park, near The Hyde?
Yes, sites like Silk Bridge Retail Park are within our area, along with the rest of The Hyde. A few photos and the unit address let us price the work.
Is a hospital such as BMI Hendon Hospital somewhere you can work?
Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.
Are you fully insured?
Yes. Mastic Doctor is fully insured, public liability included.
How long does a job like this take?
It depends on the scope, but the work typically takes a few days on a modest refurbishment and longer on multi-plot or multi-storey schemes. For bigger or phased jobs, we will set out a timescale with the quote.
Can you seal external joints in wet or cold weather?
Outside, the joint has to be dry and the temperature within the product’s limits. Damp, frost or condensation on frames can stop work.
What hours do you work?
The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.
What’s the quickest route to a quote?
You can use the quote form on this site; alternatively, phone 01277 525 020 or email a schedule or drawings. Photos, drawings or a joint schedule help us quote quickly.
How the job changes by surface
Bathrooms, en suites and washrooms
In bathrooms and washrooms, an anti-mould sanitary silicone goes around every fitting. Each joint is prepared, sealed and finished with a neat tooled line.
Fire-rated sealant where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested detail. Fire stopping design belongs to the designer and building control.
On site: what to expect
Site rules come first: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For a job in The Hyde, access comes first. Send the building rules and access times with your enquiry.
- We start with the drawings, specification and programme.
- Quantities are measured and a fixed price returned.
- The sequence is agreed with the site manager.
- Plots or floors are sealed as they’re handed over.
- Joints are prepared, backed and sealed to the specification.
- Snags are cleared and the package signed off with our 12-month guarantee.
What we need from you
- Send asbestos survey details if the building is pre-2000
- Clear stock, furniture or equipment away from the joints
- Let building users know which areas are affected

Doing it in-house
Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
When something else is needed
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Rework caused by others damaging completed areas
- Joint design decisions that belong to the architect or engineer
- Frame gaps too wide for sealant, which the installer needs to correct
Not sure which it is? You can phone 01277 525 020 or email us and we’ll tell you honestly before you book.
Surfaces we seal
- Window and door perimeters
- Internal decorators’ caulk
- Brick and block movement joints
- Sanitary and kitchen joints
- Floor and skirting junctions
- Cladding and panel joints
Maintenance after handover
Your facilities or cleaning team can help the joints last. Share these points with them:
- Keep scrapers and abrasive pads off new beads
- Allow flexibility for external sealing in damp or cold weather
- Flag uneven or tapered frame gaps early
- Stick to the specified sealant rather than a generic substitute
Expect some settlement in the first months. Flexible sealants in the right joints handle normal movement while rigid fillers and caulk can crack where movement is larger. We can advise if a joint needs a different product.
Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We flag them as soon as we see them.

What else we do in The Hyde
Leave it or put it right?
On a refurbishment, there’s a choice between resealing existing frames and replacing them. Sound frames often need only a new perimeter seal and that’s a far smaller job. If the frame is life-expired, we’ll tell you. In The Hyde, each extra visit means more notices, permits and disruption, so a proper job first time, with the old sealant fully removed, is worth it.
The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.
