Construction mastic across Telegraph Hill

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

About our construction mastic in Telegraph Hill

Most of the packages we price run well beyond frames: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. One contractor for all of it keeps the responsibility in one place. If you are dealing with existing joints on a refurb that need cutting out and resealing and mastic snags holding up handover, we can put it right, whatever the surface. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Telegraph Hill, that means joint design, primers and backing rod as standard.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building.

A 12-month guarantee applies to all our work in Greater London. Should something we installed fail, call 01277 525 020 or send photos by email and we’ll come back to it.

For managing agents and facilities managers

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

What the job involves on each surface

Window and door perimeters

Gaps around frames have to be within the sealant’s range. Gaps outside the product’s range are raised with the site team before sealing starts.

Internal decorators’ caulk

Caulk is easy to apply badly. A neat, consistent caulk line makes the decorators’ job quicker and reduces snags.

Honest limits

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is any of the following:

  • Damage to finishes by other trades after we have sealed
  • Joint design decisions that belong to the architect or engineer
  • Frame gaps too wide for sealant, which the installer needs to correct

Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

Questions about Telegraph Hill

Can work at a site such as University of Greenwich - Greenwich Campus fit around teaching?

Yes. We plan campus work around teaching, exams and residence turnarounds. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Do you take on jobs in Telegraph Hill where loading and access are tightly controlled?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we’ll work to them. We allow for the ULEZ, which covers every borough

Will you come and look before quoting?

Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit.

Do you install fire-rated sealant as part of a package?

Fire-rated sealing at service penetrations and linear gaps can be included where specified. Tell us what records you need and we will confirm with the quote.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

Can you work to our specification?

We use the product the specification names. Any suggested alternative is put to you before anything changes.

How do you choose the sealant?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

On site: what to expect

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes whatever the programme allows, since the work follows the trades as areas are released, and our waste is bagged and taken away as we go. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. First we look at the scope on site or from drawings.
  2. A fixed quote sets out scope, products and phasing.
  3. Paperwork is agreed and applicators are inducted on site.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Problems we find, such as oversized gaps, are raised right away.
  6. Final snagging is completed and the 12-month guarantee applies.

Advice

What happens if it’s left?

When a package runs over budget, downgrading the product is a common first thought. A failed joint in the defects period costs far more than the product difference, especially externally. Where an alternative is genuinely suitable, we will say so. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Sites and facades in and around Telegraph Hill

Telegraph Hill has plenty of hotels close by, all within 2 miles. When hotels extend or refit, the work is normally squeezed between peak periods, mastic included. Site traffic in Telegraph Hill falls within London’s ULEZ, like everywhere else in Greater London. Deliveries are booked and storage is tight, so mastic materials come in as needed.

Further education sites such as Christ the King: Aquinas Sixth Form College, less than half a mile to the north-east of Telegraph Hill, are extended and refurbished from time to time, with mastic often programmed into the summer break. Hotel extensions and refits, at places such as Peckham Rooms Hotel (1 mile north-west of Telegraph Hill), normally run between busy periods, so the sealing is squeezed into short windows. On a healthcare site such as University Hospital Lewisham, 1.4 miles to the south-east of Telegraph Hill, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Telegraph Hill is about 1 mile south-west of New Cross, in Greater London. We cover commercial sites throughout Telegraph Hill. Our Greater London coverage takes in 764 places.

Anyone looking for construction mastic in SE4, SE15 and SE14 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. Aftercare for building managers

After handover, these steps help:

  • Keep scrapers and abrasive pads off new beads
  • Note which sealant went where at handover
  • Don’t force external sealing on a damp or frosty day
  • Don’t schedule sealing before decorators and flooring are done

At handover, keep the product details with the O&M information. That helps the building owner maintain the joints later, and tells you what to reseal with. We can confirm the handover information you need when we quote.

Sealing outside when the joint is damp or too cold leads to poor adhesion. Holding off until conditions suit avoids callbacks so external sequencing builds in some flexibility.
