Construction mastic for businesses in Shanklin

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Signs you need construction mastic in Shanklin

Frames installed with uneven gaps make perimeter sealing harder. Every product has limits on how wide a joint it can bridge, so gaps outside that range need sorting by the installer first. Better to raise it at the start than seal a joint that’s bound to fail.

Typical triggers for a call:

  • A long mastic snag list close to completion
  • A mastic package split between trades with no clear owner
  • Oversized or tapered gaps around new frames
  • Cracks opening in caulked internal joints

When units on a site such as Whitecross Business Centre (0.7 miles north of Shanklin) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

Questions to ask before you appoint anyone

Construction mastic in Shanklin

Mastic tends to be one of the final packages before handover, so it lands at exactly the point the programme is tightest. We work as a mastic subcontractor to main contractors and developers on schemes in Shanklin. We work on window and door perimeters, internal decorators’ caulk and cladding and panel joints, and what we are called in for most is a mastic package split between trades with no clear owner and frame perimeters left unsealed or poorly sealed. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Shanklin is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

On a small site around Shanklin, the mastic is best done in the fewest visits we can manage. Tell us when scaffold comes down and when decoration finishes, and we will plan around those stages.

Work we carry out comes with a 12-month guarantee. Should something we installed fail, call 01277 525 020 or email the details over and we’ll come back to it.

When something else is needed

Being straight saves everyone time. New sealant won’t cure:

  • Oversized gaps that need packing or adjustment by others
  • Specifying the product where the designer hasn’t
  • Defective windows, doors or glazing units (the supplier or installer’s job)

If in doubt, ring 01277 525 020 or use the quote form and we will say what we think before you book.

Surfaces we seal

  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Cladding and panel joints
  • Floor and skirting junctions
  • Window and door perimeters
  • Brick and block movement joints

Construction mastic in Shanklin: the local picture

Shanklin sits close to the coast, within about 1 mile. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, and the sealant, primer and backing need choosing with that in mind. Shanklin is in the South East, one of the UK’s drier regions. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, which is why external dates are agreed with the site manager.

Further education sites such as St Catherine's College (to the south of Shanklin) are extended and refurbished from time to time, with mastic often programmed into the summer break. On a healthcare site such as Arthur Webster Memorial Hospital for Children, less than half a mile north of Shanklin, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Shanklin is about 6 miles south of Ryde, in the Isle of Wight. Our applicators travel to Shanklin for work on mastic packages, handled exactly as we handle every other area. Across the Isle of Wight, 125 places are covered, Shanklin among them. For work in that direction, see our Portsmouth page.

We take on mastic packages across the PO37 and PO36 postcode area. Streets here include High Street, Church Road and Regent Street. Access to Shanklin is via the A3020 and A3055. Close to Shanklin, our area also takes in Luccombe Village (1 mile south), Lake (1 mile north), Sandown (2 miles north-east), Queen's Bower (2 miles north) and Alverstone (2 miles north). A short drive away, we cover Newport (7 miles north-west), Ryde (6 miles north), Cowes (10 miles north-west), Ventnor (3 miles south-west), East Cowes (10 miles north-west) and Oakfield (6 miles north). Shanklin ranks among the main centres of the Isle of Wight, with offices, shops, schools and other public and commercial buildings. For island and remote sites, we plan travel and materials carefully.

Shanklin: questions and answers

Can you work on a hospital site such as Arthur Webster Memorial Hospital for Children?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Is Shanklin too small for you to travel to?

Not at all. Shanklin is within our area. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.

Can the building stay open while you work?

In most cases, yes. Phased work can be planned so areas stay in use.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Do you install fire-rated sealant as part of a package?

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested details. The design and sign-off belong to the designer, fire engineer or building control.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Does weather matter for sealant work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Different surfaces, different methods

Bathrooms, en suites and washrooms

Across a block of flats or a hotel, sanitary sealing is repeated in every room. A single team keeps the standard consistent following the programme.

Kitchens and utility areas

On commercial kitchen fit-outs, hygienic sealants are often specified. Joints are sealed smooth so they’re easy to clean.

Doing it in-house

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Our process

Working in a building that stays open takes some planning. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. For a site in Shanklin, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.

  1. First we look at the scope on site or from drawings.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Paperwork is agreed and applicators are inducted on site.
  4. Sealing follows the programme as areas are released.
  5. Problems we find, such as oversized gaps, are raised right away.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

What we need from you

  • Explain the parking and delivery arrangements
  • Point out any areas we must not close
  • Have the specification and drawings to hand

Aftercare for building managers

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Ask installers to correct oversized gaps first
  • Brief the final clean team to avoid blades near sealant
  • Don’t schedule sealing before decorators and flooring are done
  • Allow flexibility for external sealing in damp or cold weather

At handover, keep the product details with the O&M information. Future maintenance is easier when the products are known. Tell us what records you need and we will confirm with the quote.

Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We flag them as soon as we see them.
