Construction mastic near Rattar

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Questions we’re asked in Rattar

Can you keep pace with our programme in Rattar?

Yes. The mastic is planned around your key stages. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Is Rattar too small for you to travel to?

Not at all. Rattar is within our area. Our area covers all of Scotland, cities, towns and islands alike. Good photographs up front let us bring everything on the first visit.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Are you fully insured?

Yes. We’re fully insured, and the certificate can go with your quote.

Do you take on mastic snagging only?

Yes. We can work through a mastic snag list area by area before handover and damaged joints are redone properly.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we will schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.

Construction mastic in Rattar

The specification and the programme set the job. If a product is named, that’s what goes in; any alternative we suggest is put to you before anything changes. Backing, primer and depth follow what the sealant maker sets out so the detail on the drawing is what ends up on site. The enquiries we see most involve new external sealant already peeling away and existing joints on a refurb that need cutting out and resealing, on window and door perimeters, internal decorators’ caulk and cladding and panel joints. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Rattar is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Construction around smaller Scottish places like Rattar is often one-off schemes: a school, a health centre, a hotel extension or a few houses. The mastic still needs to suit exposed elevations and Scottish weather.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Where we can, we combine work around Rattar with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.

  1. We price from the drawings, specification and programme you send.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

How the quote is worked out

Each job is priced on its own details. The main factors are:

  • Backing rod, priming and other preparation
  • Any access equipment needed
  • Distance, for remote addresses
  • Whether old sealant has to be cut out first

Pricing mastic packages depends on how many there are, their condition and the access. Call for a quote.

Before you send an enquiry

A good diagnosis starts with the right details. Let us know:

  • The site address and postcode
  • How the joints are reached, and at what height
  • Any specification or named product
  • Whether an asbestos survey exists

Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. To get it moving, call the office on 01277 525 020 or email a schedule or drawings.

Construction mastic around Rattar: what changes locally

The sea is no more than about 1 mile from Rattar. Coastal exposure means perimeter and cladding joints work harder than on an inland job, so joint design, primers and product choice deserve extra care. Rattar is in the east of Scotland, which is drier than the west. Winter mornings can still bring frost and condensation on steel and glass. External mastic is planned with the site manager for workable conditions.

Work at a hotel such as Castle Arms Hotel, 1.4 miles to the east of Rattar, tends to be programmed around bookings, mastic included. With historic properties like Castle of Mey (1.6 miles east of Rattar) in the area, refurbishment work often meets old masonry that needs compatible sealants.

Rattar is about 10 miles east of Thurso, in Highland. Any commercial site in Rattar is covered. Rattar is one of 256 places in Highland on our list.

Postcode districts covered here: KW14. Sites close to Rattar are covered too, including Scarfskerry (1 mile north-west), Dunnet (3 miles south-west), Brough (3 miles west), Canisbay (5 miles east) and Castletown (5 miles south-west). For island and remote sites, we plan travel and materials carefully, so include the location in your enquiry.

Building owners, agents and FMs in Rattar

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

We work for building owners and managing agents on sealant work across single buildings or whole portfolios around Rattar. One quote can cover more than one site, which keeps the paperwork simple.

Surface by surface

Fire-rated sealant where specified

Fire-rated sealant is one type of fire-stopping product. Other products are used for some services and gaps so we’ll flag where the detail needs something different. Tell us what records you need and we will confirm with the quote.

External facade and movement joints

Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. Depth is controlled with backing rod so the bead bonds to two sides only.

Keeping the joints sound

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Allow flexibility for external sealing in damp or cold weather
  • Brief the final clean team to avoid blades near sealant
  • Brief following trades on areas that have been sealed
  • Note which sealant went where at handover

A new structure shifts as it loses construction moisture. Flexible sealants in the right joints handle normal movement. If that happens, let us know.

Sanitary joints that fail early become defects soon after occupation. Leaks behind showers and basins damage finishes and floors, leaving the remedial work to the contractor. Getting the product and preparation right first time avoids that.

What we can’t put right

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Glazing units that are cracked or misted
  • Specifying the product where the designer hasn’t
  • Joints damaged after sign-off by following trades

Not sure which it is? You can ring 01277 525 020 or email drawings and photos and we will tell you honestly before you book.
