Construction mastic in North Connel
On a new build, the mastic package is one of the last trades through each area, which puts it right on the critical path. Mastic Doctor takes on mastic packages for main contractors and developers with projects in North Connel, sealing plot by plot or floor by floor as areas are released. The enquiries we see most involve perimeter gaps outside the sealant’s range and internal caulk splitting as the building dries out, across brick and block movement joints, floor and skirting junctions and internal decorators’ caulk. Searching for sealant specialists in North Connel? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like North Connel that means watching the forecast. A little flexibility in the programme lets external joints go in on suitable days.
The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Your questions answered
Is North Connel too small for you to travel to?
No. Places such as North Connel are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Does the sea air around North Connel change the choice of sealant?
It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.
Do you take on mastic snagging only?
Yes, we can. Send the snag list or photos and we’ll price it, then clear it to your programme.
Is colour matching possible?
It depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.
How do you choose the sealant?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
How do you work with the site programme?
We work to your programme. Tell us the sequence and we’ll plan applicators around it so sealing follows the trades.
What guarantee comes with a mastic package?
It carries a 12-month guarantee on our workmanship. We are also fully insured for public liability.

What sets the cost
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- Whether old sealant has to be cut out first
- Quantities, in metres or numbers
- The product specified
- The size and state of each joint
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.
Sending details for a quote
A few photos plus some basic facts will normally do. Please tell us:
- Where the site is, with the postcode
- Your programme or deadline
- The asbestos register, for older buildings
- Specification clauses that apply
To get a fixed quote, call the office on 01277 525 020 or use the quote form, telling us the site location and the nature of the job. You can also send details through our quote form.
Building owners, agents and FMs in North Connel
Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.
Do you need construction mastic in North Connel?
Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We use what’s specified, and any substitute goes to you for acceptance.
Common reasons buildings call us in:
- Snag items on joints that need redoing before handover
- Window and door perimeters that won’t pass inspection
- External joints sealed in damp or cold conditions that are now failing
- Oversized or tapered gaps around new frames
Hospital estates such as Lorn and Islands Hospital (to the south-west of North Connel) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.
What to look for in a quote
- How long is the guarantee, and what does it include?
- Their plan for phasing and protecting the area
- How the joint faces will be prepared and primed
- Will RAMS and insurance details be available?
When something else is needed
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Frame gaps too wide for sealant, which the installer needs to correct
- Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
- Defective windows, doors or glazing units (the supplier or installer’s job)
If in doubt, call 01277 525 020 or email a schedule or drawings and we will say what we think.
Surfaces we seal
- Sanitary and kitchen joints
- Window and door perimeters
- Internal decorators’ caulk
- Brick and block movement joints
- Cladding and panel joints
- Floor and skirting junctions
What happens if it’s left?
Sealing over damaged or contaminated new joints might save a day, but it rarely lasts. Sealant can’t grip a contaminated or existing bead, and the defect comes back after handover. Damaged joints are removed and resealed from clean faces. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Facades, frames and programmes in North Connel

Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Building work in North Connel comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. We seal to the specification that sits behind the warrant.
Hotels like Falls of Lora Hotel (0.7 miles south-east of North Connel) rarely close for long, so refurbishment mastic is phased floor by floor.

How a job runs
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Travel to smaller Scottish places like North Connel is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. External joints need a dry spell as well.
- Drawings, specification and programme come to us.
- Quantities are measured and a fixed price returned.
- The sequence is agreed with the site manager.
- Plots or floors are sealed as they’re handed over.
- Every joint is cleaned, set to depth and sealed with the specified product.
- After snagging, the work is handed over under our 12-month guarantee.
Before we start on site
- Point out any areas we must not close
- Have the specification and drawings to hand
- Tell staff and tenants when we’ll be in
