What sealant work can’t fix
A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be any of the following:
- Faulty frames rather than failed sealant
- Damage to finishes by other trades after we have sealed
- Oversized gaps that need packing or adjustment by others
If in doubt, speak to us on 01277 525 020 or email a schedule or drawings and we’ll say what we think.

Construction mastic for commercial buildings in Linthouse
Mastic Doctor has been a subcontractor on construction projects for over 20 years. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. For construction mastic on a scheme in Linthouse, send drawings through our quote form, or phone or email us to talk it through. We work on internal decorators’ caulk, sanitary and kitchen joints and floor and skirting junctions, and what we’re called in for most is existing joints on a refurb that need cutting out and resealing and window and door perimeters that won’t pass inspection. Looking for mastic applicators who cover Linthouse? We’ve been sealing commercial buildings since 2005.
Where new frames meet sandstone or granite in a Scottish city, the sealant has to suit the stone: the right primer, a neutral-cure sealant and a colour that blends.
Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

How the job changes by surface
Fire-rated sealant where specified
Fire-rated sealant is one type of fire-stopping product. Other products are used for some services and gaps. Tell us what records you need and we’ll confirm with the quote.
Internal decorators’ caulk
Caulking is often done in a hurry by whoever’s on site. A neat, consistent caulk line makes the decorators’ job quicker.
Our process
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. In a Scottish city, kerbside space and loading need planning, especially near the centre. Shared closes, stairs and the property factor may need to be part of the plan.
- We start with the drawings, specification and programme.
- Quantities are measured and a fixed price returned.
- We agree with the site team which areas come first.
- Plots or floors are sealed as they’re handed over.
- Every joint is cleaned, set to depth and sealed with the specified product.
- Snags are cleared and the package signed off with our 12-month guarantee.
Before we start on site
- Share the asbestos register for older buildings
- Tell us which areas need to stay in use
- Let us know about inductions and permits

Your questions answered
Does your area include sites such as Rowan Business Park, near Linthouse?
Yes, sites like Rowan Business Park are within our area, along with the rest of Linthouse. Photos and a short description are enough for a first look.
Can you take on a job at a hospital such as The Queen Elizabeth University Hospital Campus?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
How do I request a quote?
There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.
Who decides which product is used?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
Can you seal external joints in wet or cold weather?
External sealing goes ahead only with a dry joint inside the product’s temperature range. Wet or cold joints cause adhesion problems, so we wait rather than redo work.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
General trades versus a specialist
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Building and refurbishing in Linthouse
Building work in Linthouse comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. We seal to the specification that sits behind the warrant. The area within 2 miles of Linthouse holds plenty of hotels. Hotel extensions and refits normally have to fit around bookings, so mastic dates are tight.
Work at a hotel such as Glasgow Urban Hotel, 1.4 miles to the south-east of Linthouse, tends to be programmed around bookings, mastic included. Recladding or extending a unit at a site like Rowan Business Park (0.6 miles south-east of Linthouse) brings panel joints and frame perimeters into the programme. Hospital estates such as The Queen Elizabeth University Hospital Campus, under half a mile west of Linthouse, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

Leave it or put it right?
Sealing over damaged or contaminated new joints might save a day, but it rarely lasts. Sealant can’t grip a contaminated or existing bead and the defect reappears in the defects period. We cut out and redo the joint properly. In a Scottish city, access often needs scaffold, permits or factor approval, so deal with all failing joints while access is up.
Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

Quoting for work in Linthouse
A fixed quote reflects the actual work. It allows for:
- The product specified
- How much there is to seal
- Site requirements such as inductions and permits
- How much existing material needs removing
No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
What to include in your enquiry
Good information means a firmer quote. Helpful details to send:
- Clear photographs of the problem areas
- Your programme or deadline
- Asbestos survey details if the building is older
- The product your specification calls for
Photos, drawings or a schedule of the joints and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.
