When something else is needed

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Specifying the product where the designer hasn’t
  • Faulty frames rather than failed sealant
  • Frames fitted out of tolerance

If you are not sure, just ring 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.

What we seal

  • Floor and skirting junctions
  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Window and door perimeters
  • Brick and block movement joints
  • Cladding and panel joints

Construction mastic in Islington, done properly

On a new build, the mastic package is one of the last trades through each area, so it lands at exactly the point the programme is tightest. Mastic Doctor takes on mastic packages for main contractors and developers, sealing plot by plot or floor by floor as areas are released. The enquiries we see most involve perimeter gaps outside the sealant’s range and cracks opening in caulked internal joints, across cladding and panel joints, sanitary and kitchen joints and internal decorators’ caulk. Whoever orders the work in Islington, the brief is normally the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

The ULEZ covers the whole of Greater London, so contractors’ vehicles on a job in Islington must meet its standards or pay the daily charge. Alongside that, sites normally need booked deliveries and a plan for where materials go.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. In Islington, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. Drawings, specification and programme come to us.
  2. Quantities are measured and a fixed price returned.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Joints are prepared, backed and sealed to the specification.
  6. Snags are cleared and the package signed off with our 12-month guarantee.

Before we start on site

  • Send any specification or drawings in advance
  • Arrange parking or a loading space
  • Let building users know which areas are affected

Advice

Questions we’re asked in Islington

Will you take on work at estates like Roman Way Industrial Estate, close to Islington?

Yes. Estates, retail parks and business parks around Islington, Roman Way Industrial Estate among them, are all within reach. To start, just phone 01277 525 020 or email the details over with the unit, the joints involved and your access times.

Do you take on jobs in Islington where loading and access are tightly controlled?

Yes, most London buildings have access rules of some kind, and we plan around them. Share the building’s contractor rules and we’ll work to them. All of Greater London is inside the ULEZ, and our planning allows for it

Will you come and look before quoting?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit.

What happens if the weather stops external sealing?

External sealing goes ahead only with a dry joint inside the product’s temperature range. Sealing in poor conditions risks adhesion failure, so we wait rather than redo work.

Is colour matching possible?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.

Do you cover Islington?

Yes. We cover Islington, and you can ring 01277 525 020 or send photos by email to get started.

What does a mastic package typically include?

External perimeters and movement joints, internal caulking where specified, sanitary and kitchen joints, plus snagging.

Building and refurbishing in Islington

As part of Greater London, Islington is inside the ULEZ, which applies to every van on site. Delivery slots and scarce storage shape how and when the mastic goes in. Islington has a good number of hotels close by, all within 2 miles. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

Further education sites such as City and Islington College (0.6 miles south of Islington) are extended and refurbished from time to time, with mastic often programmed into the summer break. For contractors refurbishing units at places like Roman Way Industrial Estate, 0.5 miles to the north-west of Islington, the mastic covers cladding panels, roller-door and window perimeters.

Islington is about 3 miles north-east of City of Westminster, in Greater London. We cover commercial sites throughout Islington. We work across 764 places in Greater London, from busy centres to rural villages.

For managing agents and facilities managers

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Islington can form part of a wider programme across Greater London.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

What the job involves on each surface

Snagging before handover

Damaged, missed or untidy joints make up most snag lists. Snagging can be included or priced separately.

Kitchens and utility areas

Commercial kitchens often need hygienic or food-safe sealants. We follow the specification and seal to a smooth, cleanable finish.

When to call us in Islington

Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A general-purpose silicone on a facade or a caulk in a wet area won’t perform like the specified product. We use what’s specified, and any substitute goes to you for acceptance.

Most enquiries start with one or more of the following:

  • Different trades sealing to different standards
  • Caulk cracking where joints are moving more than expected
  • Failed sealant in an existing building being refurbished
  • Perimeter gaps outside the sealant’s range

On a healthcare site such as Moorfields Eye Hospital (City Road campus), 1 mile to the south-east of Islington, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Before you book anyone

  • Whether their applicators hold CSCS cards
  • Whether primer will be used where the manufacturer specifies it
  • Their approach to joint depth and backing
  • How the existing material will be dealt with

Our contractor checklist

What affects the price in Islington

What shapes the price:

  • Access and working height
  • Location, for remote and island sites
  • How much existing material needs removing
  • Induction, permit and paperwork requirements

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

What we need to price the job

However big the job, the same details help:

  • A wide shot and a close-up of the area
  • Access details, including height
  • The asbestos register, for older buildings
  • Approximate linear metres or a joint schedule

The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or call the office on 01277 525 020 or email us to discuss it first.
