Contractors’ notes for Inchmarlo
Inchmarlo has several hotels close by, all within 2 miles. Hotel extensions and refits normally have to fit around bookings, so mastic dates are tight. Building work in Inchmarlo comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. The mastic follows the specification that goes with the warrant.
For a contractor at a hotel such as Tor-na-Coille Hotel (1.1 miles south-east of Inchmarlo), the mastic often has to be finished before a reopening date. Units on estates such as Tillybrake Industrial Estate (to the east of Inchmarlo) tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. Hospital estates such as Glen O'Dee Hospital, 0.6 miles south-east of Inchmarlo, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

Construction mastic in Inchmarlo, done properly
We work to the specification and the programme. If a product is named, that’s what goes in; any alternative we suggest is put to you before anything changes. Backing, primer and depth follow what the sealant maker sets out so the detail on the drawing is what ends up on site. We work on internal decorators’ caulk, cladding and panel joints and brick and block movement joints, and what we are called in for most is missed perimeter joints on a new elevation and perimeter gaps outside the sealant’s range. Looking for mastic applicators who cover Inchmarlo? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.
Construction around smaller Scottish places like Inchmarlo is often one-off schemes: a school, a health centre, a hotel extension or a few houses. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.
A 12-month guarantee applies to all our work. Should something we installed fail, give us a call on 01277 525 020 or email drawings and photos and we will come back to it.

Looking after the joints
Once the work is signed off, a little attention goes a long way:
- Allow flexibility for external sealing in damp or cold weather
- Stick to the specified sealant rather than a generic substitute
- Brief following trades on areas that have been sealed
- Flag uneven or tapered frame gaps early
After we’ve sealed an area, it helps to keep other trades from damaging the joints. New beads should be left to cure before cleaning or decorating nearby, and that time depends on the product, temperature and joint depth.
Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We raise them during our first walk of the area.
Should maintenance staff do it?
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Surface by surface
External facade and movement joints
Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. Depth is controlled with backing rod so the bead bonds to two sides only.
Fire-rated sealant where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested detail. The design and sign-off of fire stopping sit with the designer, principal designer or fire engineer; we work to the specification and the manufacturer’s installation guidance.
Our process
When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, with the work itself usually taking whatever the programme allows, since the work follows the trades as areas are released. Jobs near Inchmarlo are often grouped with others in the same area. Let us know if your dates have any give.

- You receive a fixed quote listing scope, products and phasing.

Advice
Owners, agents and contractors
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
We work for building owners and managing agents on everything from one building to a spread of sites around Inchmarlo. Several sites can go on one quote, so there’s one set of paperwork to deal with.
Why deal with it now?
Sealing over damaged or contaminated new joints might save a day, but it won’t last. Sealant can’t grip a contaminated or existing bead, and the defect comes back after handover. We cut out and redo the joint properly. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.
What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote when you are ready.

FAQs: Inchmarlo
Can you work on a hospital site such as Glen O'Dee Hospital?
Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Is Inchmarlo too far out for you?
No. Small places get the same service as large ones. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.
Which sealant will you use?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
Can you work plot by plot or floor by floor?
We work to your programme. Tell us the sequence and we’ll plan applicators around it.
How long before the joints can be used?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Can you come in just for snagging?
Yes, we can. Send the snag list or photographs and we’ll price it, with the work timed to your handover date.
Do you have public liability insurance?
Yes. Mastic Doctor is fully insured, public liability included.
