Construction mastic for Kemnay sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Common questions from Kemnay clients

Can you work on a hospital site such as Inverurie Hospital?

Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.

Is a smaller place like Kemnay outside your area?

Not at all. Kemnay is within our area. Our area covers all of Scotland, cities, towns and islands alike. Good photographs up front let us bring everything on the first visit.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Do you offer coloured sealant?

It depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

How long will the new sealant last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

What will the job cost?

There isn’t a price list, as every site differs. Send photos or drawings and we’ll price it at a fixed figure.

Construction mastic in Kemnay

On a new build, the mastic package is one of the last trades through each area. We work as a mastic subcontractor to main contractors and developers with projects in Kemnay. We work on floor and skirting junctions, brick and block movement joints and sanitary and kitchen joints, and the failures we are asked to look at most are bath and shower joints scraped during the final clean and oversized or tapered gaps around new frames. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Kemnay is the same: the right product in a properly prepared joint.

External sealing around Kemnay depends on dry faces and the right temperature. A little flexibility in the programme lets external joints go in on suitable days.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Our process

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Jobs near Kemnay are often grouped with others in the same area. Tell us how flexible your dates are.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Every joint is prepared, set to depth and sealed with the specified product.
  6. Snags are cleared before handover and completed areas carry our 12-month guarantee.

What we need from you

Why deal with it now?

On a refurbishment, there’s a choice between resealing existing frames and replacing them. If the frame is in good order, cutting out and resealing the perimeter can be all it needs. We will say so if a frame itself is the problem. In Scotland, wind-driven rain finds a failed joint quickly, so it’s worth renewing joints around Kemnay before they leak.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Why choose Mastic Doctor in Kemnay

  • RAL and finish matching where the product range allows
  • Standard and matched colours in many product ranges
  • Workmanship guaranteed for 12 months
  • CSCS-carded applicators

Read how commercial sealant jobs are priced or how we’re accredited.

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Record the products used in the O&M file
  • Stick to the specified sealant rather than a generic substitute
  • Keep finished joints away from paint, plaster and scrapers
  • Bring the mastic contractor in after the last trades are through

Expect some settlement in the first months. Flexible sealants in the right joints handle normal movement, but caulk in a joint that moves more than expected may crack. If that happens, let us know.

Snag items left to the last week put handover at risk. A planned close-out through each area as it completes keeps the list short.

Do you need construction mastic in Kemnay?

Wide, tapered or inconsistent gaps around frames are a common problem. Every product has limits on how wide a joint it can bridge. We flag them early rather than filling them with sealant that won’t last.

Site and facilities staff are often the first to spot these:

  • Caulk cracking where joints are moving more than expected
  • A long mastic snag list close to completion
  • Oversized or tapered gaps around new frames
  • Failed sealant in an existing building being refurbished

On a healthcare site such as Inverurie Hospital, 3.9 miles to the north-east of Kemnay, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Questions to ask before you book

  • Will RAMS and insurance details be available?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Will CSCS-carded applicators be on site?
  • Their public liability cover

How to choose a sealant contractor

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Deciding which fire-stopping product a penetration needs
  • Joint design decisions that belong to the architect or engineer
  • Oversized gaps that need packing or adjustment by others

If in doubt, phone 01277 525 020 or use the quote form and we’ll say what we think.

Joints and surfaces we work on

  • Cladding and panel joints
  • Brick and block movement joints
  • Internal decorators’ caulk
  • Window and door perimeters
  • Sanitary and kitchen joints
  • Floor and skirting junctions

What the job involves on each surface

Fire-rated sealant where specified

Fire-rated sealant forms part of some packages, installed to the product’s tested detail where it is specified. The design and sign-off of fire stopping sit with the designer, principal designer or fire engineer.

Window and door perimeters

Frames sealed into the opening keep rain out of the reveal. They’re sealed with a low-modulus neutral-cure silicone or another product named in the specification, with backing rod in deeper gaps.

Sites and facades in and around Kemnay

Being in the east of Scotland, Kemnay gets less rain than the west coast. Winter mornings can still bring frost and condensation on steel and glass. We programme around it with the site team. Building work in Kemnay comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. The mastic follows the specification that goes with the warrant.

Projects at schools like Kemnay Academy work to term dates, so mastic is programmed tightly.
