Construction mastic in Hackney Marshes, done properly

On refurbishments, the mastic package typically includes cutting out old sealant as well as sealing new work. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone and the asbestos survey is checked first on older stock. New and existing joints then get the same preparation. The enquiries we see most involve existing joints on a refurb that need cutting out and resealing and cracks opening in caulked internal joints, on floor and skirting junctions, brick and block movement joints and internal decorators’ caulk. Searching for sealant specialists in Hackney Marshes? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. New frames, overcladding and fit-outs all end in perimeter and facade joints, frequently with occupants close by, so tidy, well-planned work matters.

Every job we finish is backed by a 12-month workmanship guarantee, in Hackney Marshes as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Leave it or put it right?

On a refurbishment, there’s a choice between resealing existing frames and replacing them. Sound frames often need only a new perimeter seal and that’s a far smaller job. If the frame is life-expired, we’ll tell you. In a London building, a failed joint rarely affects only one party. Putting it right early is less disruptive than dealing with the consequences.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Maintenance after handover

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Brief the final clean team to avoid blades near sealant
  • Get the mastic subcontractor involved early in the programme
  • Don’t schedule sealing before decorators and flooring are done
  • Note which sealant went where at handover

After we’ve sealed an area, it helps to keep other trades from damaging the joints. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked, and that time depends on the product, temperature and joint depth.

Leaving the mastic snag list to the end squeezes everyone. Clearing snags area by area spreads the work out, and avoids a rush.

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. Snags are cleared and the package signed off with our 12-month guarantee.

Hackney Marshes: questions and answers

Is Orient Industrial Park, near Hackney Marshes, within your area?

Yes. Estates, retail parks and business parks around Hackney Marshes, Orient Industrial Park among them, are all within reach. Photos and a short description are enough for a first look.

Could you schedule work at a campus like Loughborough University London for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Can the building stay open while you work?

Normally, yes. We phase the work so most of the building stays in use.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Do your applicators hold CSCS cards?

Our applicators are CSCS-carded, and we hold CHAS accreditation and Constructionline membership. We confirm any paperwork you need with the quote.

Do you install fire-rated sealant as part of a package?

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested details. The design and sign-off belong to the designer, fire engineer or building control.

Cost factors for mastic packages

The price varies from site to site. It mainly depends on:

  • The total length or number of joints
  • Whether the work must be split into stages
  • Joint width, depth and condition
  • The product specified

A quote for mastic packages depends on how many there are, their condition and the access. Ask us for a fixed quote.

What we need to price the job

However big the job, the same details help:

  • What the building is and how it’s used
  • Photos of the joints, close up and from further back
  • Specification clauses that apply
  • When you need the work done

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
