Construction mastic in Grange

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

New build and refits around Grange

The sea is no more than about 1 mile from Grange. Coastal exposure means perimeter and cladding joints work harder than on an inland job, and the sealant, primer and backing need choosing with that in mind. Being in the east of Scotland, Grange gets less rain than the west coast. Cold, damp starts still stop external sealing on some days. External mastic is planned with the site manager for workable conditions.

For contractors building in or near Grange, we seal to the drawings, the specification and the programme.

Construction mastic in Grange, done properly

On refurbishments, the mastic package typically includes cutting out old sealant as well as sealing new work. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone, and on older buildings we ask for the asbestos survey before disturbing anything. New and existing joints then get the same preparation. We work on cladding and panel joints, sanitary and kitchen joints and internal decorators’ caulk, and the failures we are asked to look at most are frame perimeters left unsealed or poorly sealed and new external sealant already peeling away. Looking for mastic applicators who cover Grange? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Construction around smaller Scottish places like Grange is often one-off schemes: a school, a health centre, a hotel extension or a few houses. The mastic still needs to suit exposed elevations and Scottish weather.

We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Questions about Grange

Can you work to our programme on a site in or near Grange?

Yes. Send the programme and drawings, and we’ll plan the mastic to suit the stages. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is Grange too small for you to travel to?

No. Places such as Grange are covered as much as the big towns. We work across every Scottish council area. We plan jobs in smaller places so return trips are kept to a minimum.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

How do we ask for a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.

Will you come and look before quoting?

That depends on the size and complexity of the job. Simple work can often be priced from photos, and bigger or more complex jobs typically get a visit.

How long does a job like this take?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

Are you CHAS accredited?

We are CHAS accredited and a Constructionline member, and our applicators hold CSCS cards. Tell us what site paperwork you need and we will confirm with the quote.

From enquiry to sign-off

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and your contact hears from us before we move to the next area. Tell us who will meet us and how to get in at your building near Grange. That goes into the plan alongside the quote.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. Snags are cleared and the package signed off with our 12-month guarantee.

Before we start on site

  • Let us know about inductions and permits
  • Explain the parking and delivery arrangements
  • For older buildings, check the asbestos register before work

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photographs and a description will do.

What sets the cost

These are the things that shape the price:

  • Any access equipment needed
  • Whether the work must be split into stages
  • Location, for remote and island sites
  • Quantities, in metres or numbers

There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

Sending details for a quote

Good information means a firmer quote. When you get in touch, include:

  • The asbestos register, for older buildings
  • Whether the building will be occupied during the work
  • The product your specification calls for
  • Drawings or a marked-up plan, if available

Send us photos, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

Signs you need construction mastic in Grange

Three-sided adhesion is a frequent fault on new work. Bonded to the base of the joint and both sides, sealant can’t stretch evenly, so depth is controlled with backing rod or bond-breaker tape.

Common reasons buildings call us in:

  • External joints sealed in damp or cold conditions that are now failing
  • Existing joints on a refurb that need cutting out and resealing
  • Internal caulk splitting as the building dries out
  • Sanitary sealant damaged by following trades

A facade joint near Grange lasts when width, depth and backing are right, not just the finish.

Questions to ask before you book

  • Whether old or failed sealant will be cut out, not overlaid
  • Whether primer will be used where the manufacturer specifies it
  • How they handle RAMS and site documents
  • What level of public liability insurance do they hold?

Our contractor checklist

Why deal with it now?

Some packages split mastic across the window fitter, kitchen fitter and plumber. In practice it often means different standards, gaps in responsibility and snags nobody owns. One mastic subcontractor for the lot keeps it simple and a consistent finish. Around smaller places like Grange, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Why appoint us

  • Sealing commercial buildings since 2005
  • Products installed to the manufacturer’s instructions
  • Matching to RAL references, product permitting
  • One phone line for London, the South East and Scotland

How the job changes by surface

External facade and movement joints

External movement joints often need primer, depending on the substrate. Primer goes on where the sealant maker calls for it and work only when conditions suit.

Fire-rated sealant where specified

Not every penetration suits a sealant. Other products are used for some services and gaps so we will flag where the detail needs something different. Tell us what records you need and we’ll confirm with the quote.

What we can’t put right

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Frames fitted out of tolerance
  • Rework caused by others damaging completed areas
  • Faulty frames rather than failed sealant

Not sure which it is? You can phone 01277 525 020 or send photos by email and we’ll tell you honestly.

Surfaces we seal

  • Window and door perimeters
  • Cladding and panel joints
  • Brick and block movement joints
  • Sanitary and kitchen joints
  • Floor and skirting junctions
  • Internal decorators’ caulk
