Construction mastic for commercial buildings in Errol
Mastic Doctor has been a subcontractor on construction projects for over 20 years. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. For construction mastic on a scheme in Errol, send drawings through our quote form, or phone or email us to talk it through. We work on floor and skirting junctions, cladding and panel joints and internal decorators’ caulk, and what we are called in for most is caulk cracking where joints are moving more than expected and inconsistent sealant finishes from plot to plot. Searching for sealant specialists in Errol? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Errol that means watching the forecast. We build some give into the plan and agree it with the site manager.

Why deal with it now?
Some packages split mastic across the window fitter, kitchen fitter and plumber. The result tends to be uneven finishes and arguments about who should seal what. One mastic subcontractor for the lot keeps it simple, with the same standard on every plot. Renewing every failing joint on one visit is the sensible approach for a place like Errol. Send photos and we’ll quote for everything together.
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Questions we’re asked in Errol
Can being near the sea in Errol affect the sealant we need?
It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is a smaller place like Errol outside your area?
Not at all. Errol is within our area. We cover the whole of Scotland. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
How do we ask for a quote?
The quote form is the simplest route, though you can also give us a call on 01277 525 020 or send photos by email. Photos, drawings or a joint schedule help us quote quickly.
How much does the work cost?
Every job gets its own fixed quote. For yours, speak to us on 01277 525 020 or email us with a description of the work.
Will you quote for a small job?
Small jobs are welcome alongside larger packages. Send details for a fixed quote.
Does weather matter for sealant work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
Are you CHAS accredited?
We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. Public liability insurance of five million pounds is in place too.
On site: what to expect
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Where we can, we combine work around Errol with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.
- Drawings, the sealant specification and your programme come to us for pricing.
- A fixed quote sets out the scope, the products and the sequence.
- You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
- Areas are sealed plot by plot or floor by floor as the trades hand them over.
- Every joint is prepared, set to depth and sealed with the specified product.
- Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.
Preparing the site
- Agree which areas must stay open
- Warn occupants and staff about the work
- Share the asbestos register for older buildings

Advice
Keeping the joints sound
Cleaning and maintenance staff play a part too. Pass these on to them:
- Check frame gaps are within the sealant’s range before sealing
- Release areas for mastic once other trades have finished in them
- Plan external elevations with the weather in mind
- Put any product change through the designer first
A new structure shifts as it loses construction moisture. Flexible sealants in the right joints handle normal movement while rigid fillers and caulk can crack where movement is larger. We can advise if a joint needs a different product.
Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We flag them as soon as we see them.
What the job involves on each surface
Kitchens and utility areas
Commercial kitchens often need hygienic or food-safe sealants. Joints are sealed smooth so they’re easy to clean.
Bathrooms, en suites and washrooms
In bathrooms and washrooms, an anti-mould sanitary silicone goes around every fitting. Each joint is prepared, sealed and finished with a neat tooled line.
Contractors’ notes for Errol
With the shore within about 1 mile, Errol counts as a coastal location. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. Being in the east of Scotland, Errol gets less rain than the west coast. Cold, damp starts still stop external sealing on some days. External mastic is planned with the site manager for workable conditions.
Sites around Errol get mastic sealed to the drawings and the programme, nothing improvised.

What we are called out for in Errol
Dust is the enemy of adhesion on a construction site. Plaster dust, release agents, protective film residue and damp all stop sealant bonding.
What tends to prompt an enquiry:
- A long mastic snag list close to completion
- Frame perimeters left unsealed or poorly sealed
- Caulk cracking where joints are moving more than expected
- Bath and shower joints scraped during the final clean
A facade joint near Errol lasts when width, depth and backing are right, not just the finish.
Questions to ask before you book
- How the joint faces will be prepared and primed
- What level of public liability insurance do they hold?
- Who will actually carry out the work
- How long is the guarantee, and what does it include?
When to bring in a specialist
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
