About our construction mastic in Fingest

On a new build, the mastic package is one of the last trades through each area. We work as a mastic subcontractor to main contractors and developers, following the trades through the building as rooms and elevations become ready. If you’re dealing with snag items on joints that need redoing before handover and missed perimeter joints on a new elevation, we can help, whatever the surface. Looking for mastic applicators who cover Fingest? We have been sealing commercial buildings since 2005.

Construction in and around smaller places such as Fingest is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

We stand by our work with a 12-month guarantee. That covers our preparation and application, and if something we did falls short, we return to it.

Quoting for work in Fingest

Before we quote, we look at:

  • The total length or number of joints
  • Working within restricted access windows
  • Backing rod, priming and other preparation
  • Specialist products, such as fire-rated or hygienic sealants

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What to include in your enquiry

Whether it’s one area or a whole building, the same details help:

  • Where the site is, with the postcode
  • Anything awkward about access or site hours
  • Rough lengths or quantities, or drawings if you have them
  • Photos of the joints, close up and from further back

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

Common questions from Fingest clients

Would you work within a site like Wycombe Hospital?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Is Fingest too far out for you?

No. Places such as Fingest are covered as much as the big towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Will you stick to the specified products?

We work to the specification and the manufacturer’s installation guidance. Primers, backing and joint depth follow what the manufacturer sets out.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, ring 01277 525 020 or use the quote form. Include photographs or drawings if you have them.

Do you offer coloured sealant?

It depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

Can staff carry on working while you are here?

In the majority of cases, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

Will you come and look before quoting?

Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

Why deal with it now?

Some packages split mastic across the window fitter, kitchen fitter and plumber. In practice it often means different standards, gaps in responsibility and snags nobody owns. A single mastic package gives one point of responsibility. One visit to deal with every failing joint makes more sense than several trips to a place like Fingest. Send photographs of each area and we’ll quote for the lot.

Pricing mastic packages depends on quantities, condition and access. Ask us for a fixed quote.

Mastic packages on Fingest sites

Fingest lies roughly 35 miles out from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, and each scheme needs its mastic sealed to programme. Fingest sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack.

When a school such as Cadmore End CofE School is extended or refurbished, the mastic package is often squeezed into the holidays. For a contractor working at a hospital such as Wycombe Hospital, which lies east of Fingest, perimeter and facade sealing is planned around patients and deliveries. With historic properties like Stonor Park, 2.5 miles to the south-west of Fingest, in the area, refurbishment work often meets old masonry that needs compatible sealants.

Fingest is about 5 miles north-west of Marlow, in Buckinghamshire. Our applicators travel to Fingest for work on mastic packages, handled exactly as we handle every other area. We work across 308 places in Buckinghamshire, large and small. There’s a separate page for Reading, roughly 12 miles from Fingest.

Business premises anywhere in RG9 are within our area. We also cover Turville (1 mile west), Little Frieth (1 mile south-east), Cadmore End (1 mile north-east), Frieth (1 mile south-east) and Bolter End (2 miles north-east) for mastic packages. Nearby towns on our patch include Aylesbury (14 miles north), High Wycombe (6 miles east), Chesham (13 miles north-east), Marlow (5 miles south-east), Amersham (13 miles east) and Beaconsfield (10 miles east).

Looking after the joints

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Record the products used in the O&M file
  • Put any product change through the designer first
  • Brief following trades on areas that have been sealed
  • Flag uneven or tapered frame gaps early

Expect some settlement in the first months. Flexible sealants in the right joints handle normal movement, but caulk in a joint that moves more than expected may crack. If that happens, let us know.

Sanitary joints that fail early become defects soon after occupation. Leaks behind showers and basins damage finishes and floors, and the repair falls into the defects period. Proper preparation, with the right silicone first time, keeps it off the defects list.

Our process

On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, and the work usually takes a day or two on a small fit-out and several weeks on a large multi-storey package. Jobs in and around smaller places like Fingest are typically planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We price from the drawings, specification and programme you send.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. We close out snagging and hand over with a 12-month guarantee.

Before we start on site

  • Arrange parking or a loading space
  • Clear stock, furniture or equipment away from the joints
  • Tell us which areas need to stay in use

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Advice

Should maintenance staff do it?

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Surface by surface

Kitchens and utility areas

On commercial kitchen fit-outs, hygienic sealants are often specified. Joints are sealed smooth so they’re easy to clean.

External facade and movement joints

Many facade substrates need a primer before sealing. Primer goes on where the sealant maker calls for it, and seal only with a dry joint inside the product’s temperature range.
