Expansion joint sealing across Fingest

Joints that move: notes for Fingest

Fingest lies roughly 35 miles out from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital. Rainfall across the South East, Fingest included, is lower than in many parts of the UK. Even so, yard and car park joints are only sealed when they’re dry and clean, while winter salting gets into any joint left open.

Large sites such as Wycombe Hospital, 5.4 miles to the east of Fingest, have car parks, service roads and long elevations with movement joints in brick and panels. For a school such as Cadmore End CofE School, playground and building joints can be done in the holidays.

Fingest is about 5 miles north-west of Marlow, in Buckinghamshire. Across the RG9 postcode area, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 308 places in Buckinghamshire, large and small. Reading is covered too, around 12 miles from Fingest.

Commercial sites across RG9 are covered for movement joints. We also cover Turville (1 mile west), Little Frieth (1 mile south-east), Cadmore End (1 mile north-east), Frieth (1 mile south-east) and Bolter End (2 miles north-east) for movement joints. Bigger towns within reach include Aylesbury (14 miles north), High Wycombe (6 miles east), Chesham (13 miles north-east), Marlow (5 miles south-east), Amersham (13 miles east) and Beaconsfield (10 miles east).

Around Fingest

We work on buildings around The Chequers Inn, among other places. The nearest railway station is Saunderton station, roughly 4.8 miles north-east of the centre. Nearby you will also find Wycombe Hospital (5.4 miles east). Green spaces nearby include Bald Hill and Warburg Nature Reserve.

Expansion joint sealing in Fingest, done properly

Joint design counts for as much as the sealant itself. Joint width must suit the movement and the movement class of the sealant. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1 and the bead bonds to the sides, never the back. If you have sealant pulling off the joint face and new sealant over old, now failing, we can help, whatever the surface. A single leaking joint is often how a building in Fingest first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Smaller community and commercial buildings around Fingest have their own movement joints in walls and floors. They tend to be overlooked until something leaks or cracks.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Diagnose, treat, sign off

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before we move to the next. For work around Fingest, we aim to finish in one visit, so photos and measurements up front really help. That way the right products come on the day.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Quotes

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.

After the work

For the best life from the joints:

  • Keep product details with the building records for the next reseal
  • Keep scrapers and ploughs from dragging across joint sealant
  • Reopen bays and walkways only after the stated cure time
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints

Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth, and we confirm it for each area before we leave. Barriers left in place until then protect the finish.

Floor joints with failed fillers break up quickly under wheels. Damaged edges make the floor rough and wear wheels faster, and the damage spreads along the joint. Sealing early protects the edges.

Questions about Fingest

Is Fingest too far out for you?

No. Places such as Fingest are covered as much as the big towns. London and every South East county are within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Will our site in Fingest have to close for joint sealing?

In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. The phasing plan comes with the quote.

What timescale should we allow for resealing expansion joints?

That depends on joint lengths, widths, access and how much old sealant or filler needs removing. As a guide, it normally takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing.

Can the building stay open while you work?

Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day.

What if there’s asbestos in the old mastic?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Can you quote from photographs?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

Different surfaces, different methods

Cladding panel joints

We confirm what access is in place before pricing. Photos taken near the joints help us price accurately.

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. The product must bond to both substrates and cope with the movement.

Doing it in-house

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

How the quote is worked out

Before we quote, we look at:

  • The total length or number of joints
  • Working within restricted access windows
  • The site’s rules and procedures
  • Travel to remote or island sites

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

What we need to price the job

A few photos plus some basic facts will normally do. Please tell us:

  • How the joints are reached, and at what height
  • Whether an asbestos survey exists
  • Approximate linear metres or a joint schedule
  • Whether the building will be occupied during the work

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to call 01277 525 020 or email us with what you know.

What we can’t put right

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Damaged metal nosings or cover plates over a joint
  • Joints too narrow for the movement, which need redesigning by the engineer
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)

Not sure which it is? You can speak to us on 01277 525 020 or email the details over and we’ll tell you honestly before you book.
