Aftercare for building managers
Keep the joints in good shape with a few simple steps:
- Share drawings and the specification as soon as possible
- Put any product change through the designer first
- Record the products used in the O&M file
- Release areas for mastic once other trades have finished in them
Brief the sparkle clean so they don’t scrape the new joints. Scrapers used on frames and worktops can nick or lift a new bead.
One unsealed frame can let water into finished internal areas. That usually means redoing finishes in a completed area and possibly a delayed handover. Checking perimeters before internal finishes go on avoids it.
How we handle construction mastic in Collier Row
External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work so it helps to sequence elevations with some flexibility. Internal areas can normally carry on while the outside waits. Most enquiries involve old sealant on a refurbishment that needs stripping before new work and oversized or tapered gaps around new frames, on cladding and panel joints, sanitary and kitchen joints and internal decorators’ caulk. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Collier Row it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Every London site, Collier Row included, is inside the ULEZ, which applies to deliveries and contractors’ vans alike. Alongside that, sites typically need booked deliveries and a plan for where materials go.
Work we carry out in Greater London comes with a 12-month guarantee. If an installation problem shows up, speak to us on 01277 525 020 or email drawings and photos and we will arrange a return visit.

Doing it in-house
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
From enquiry to sign-off
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes a day or two on a small fit-out and several weeks on a large multi-storey package, and our waste is bagged and taken away as we go. In Collier Row, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.
- We walk the site or review drawings to understand the package.
- You receive a fixed quote covering scope, products and sequence.
- Site paperwork is confirmed and our CSCS-carded applicators are inducted.
- We seal plot by plot or floor by floor in line with the programme.
- Problems we find, such as oversized gaps, are raised straight away.
- Final snagging is completed and the 12-month guarantee applies.
Preparing the site
- For older buildings, check the asbestos register before work
- Tell staff and tenants when we’ll be in
- Tell us which areas need to stay in use

Common questions from Collier Row clients
Will you plan work around the academic year at somewhere like New City College?
Yes. We plan campus work around teaching, exams and residence turnarounds. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Do you work in London buildings with loading restrictions?
Yes, most London buildings have access rules of some kind, and we plan around them. Share the building’s contractor rules and we will work to them. The ULEZ covers the whole of Greater London, which we allow for
What do you charge?
That depends on the job: quantities, access, the product and any phasing. Call for a fixed quote and we’ll price it properly.
What happens if the weather stops external sealing?
External sealant needs a dry joint and a temperature within the product’s range. Damp, frost or condensation on frames can stop work so we normally switch to internal work when that happens.
Are you fully insured?
Yes. Mastic Doctor is fully insured, public liability included.
Can you work plot by plot or floor by floor?
We seal plot by plot or floor by floor as areas are released. The sequence is settled with your site team and adjusted as things change.
Do you take on mastic snagging only?
Yes. Send the snag list or photographs and we will price it, with the work timed to your handover date.
Different surfaces, different methods
External facade and movement joints
External movement joints often need primer, depending on the substrate. We prime where the manufacturer specifies and work only when conditions suit.
Bathrooms, en suites and washrooms
On multi-unit schemes, consistency matters across hundreds of bathrooms. One applicator team gives the same finish everywhere, plot by plot or floor by floor.
What sealant work can’t fix
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Oversized gaps that need packing or adjustment by others
- Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
- Designing joint widths or choosing the specification (that sits with the designer)
If you’re not sure, just call the office on 01277 525 020 or email the details over and we will give you a straight answer before you book.
Surfaces we seal
- Window and door perimeters
- Sanitary and kitchen joints
- Cladding and panel joints
- Brick and block movement joints
- Floor and skirting junctions
- Internal decorators’ caulk
Contractors’ notes for Collier Row
Collier Row has a number of hotels close by, all within 2 miles. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades. The ULEZ covers the whole of Greater London, Collier Row included, so site vehicles need to meet its standards or pay the daily charge. Add booked deliveries and tight storage, and the mastic package needs planning with the site team.
New units and refits on sites such as Rom Valley Retail Park (1.7 miles south of Collier Row) need their panel and perimeter joints sealed to the specification. Hotel extensions and refits, at places such as Mawney Hotel (1 mile south of Collier Row), typically run between busy periods, so the sealing is squeezed into short windows. On a healthcare site such as Victoria Hospital (0.9 miles south-east of Collier Row), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Quoting for work in Collier Row
Before we quote, we look at:
- Which sealant the job calls for
- Phasing around occupants
- The site’s rules and procedures
- How much existing material needs removing
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.
Before you send an enquiry
For an accurate fixed quote, we need to understand the site. Useful things to include:
- What the building is and how it’s used
- A wide shot and a close-up of the area
- Anything awkward about access or site hours
- Drawings or a marked-up plan, if available
Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we’ll arrange one.
