When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is one of these:

  • Specifying the product where the designer hasn’t
  • Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
  • Joints damaged after sign-off by following trades

If in doubt, phone 01277 525 020 or send photos by email and we will say what we think before you book.

Surfaces we seal

  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Cladding and panel joints
  • Brick and block movement joints
  • Window and door perimeters

Construction mastic in Cheam

Since 2005 we’ve worked alongside main contractors, developers and fit-out firms. Quantities come off the drawings, the sequence is agreed with the site manager and the work follows the trades. To price a package in Cheam, send drawings and the specification through our quote form. The enquiries we see most involve different trades sealing to different standards and a long mastic snag list close to completion, across cladding and panel joints, brick and block movement joints and sanitary and kitchen joints. Whether you call it commercial sealant work, mastic application or joint sealing, in Cheam it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. New frames, overcladding and fit-outs all end in perimeter and facade joints, frequently with occupants close by.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Aftercare for building managers

To get the most from the new sealant:

  • Use the product the specification names
  • Keep product details for future maintenance
  • Release areas for mastic once other trades have finished in them
  • Plan external elevations with the weather in mind

Record which products went where in the handover file. That helps the building owner maintain the joints later, and tells you what to reseal with. We can confirm the handover information you need when we quote.

A missed perimeter seal on one window can wet the reveal and the plaster inside. On a new building that means remedial work after decorating. A check of every frame before decorators start is worth the time.

On site: what to expect

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before the next one starts. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. We start with the drawings, specification and programme.
  2. Quantities are measured and a fixed price returned.
  3. The sequence is agreed with the site manager.
  4. Plots or floors are sealed as they’re handed over.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. Snags are cleared and the package signed off with our 12-month guarantee.

Before we start on site

  • For older buildings, check the asbestos register before work
  • Tell us your opening times and when work is allowed
  • Arrange parking or a loading space

Advice

Sites and facades in and around Cheam

Every borough of Greater London is inside the ULEZ, and that applies to contractors’ vehicles on any job in Cheam. London sites also mean booked deliveries and limited storage, which the mastic programme has to allow for. A 2-mile radius around Cheam takes in a number of hotels. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

On a healthcare site such as Royal Marsden Hospital, 0.9 miles east of Cheam, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. For contractors at a college like Sutton College of Learning for Adults (1.2 miles north-east of Cheam), perimeters and internal sealant are timed for the holidays.

How the quote is worked out

Quotes vary with the job. It mainly depends on:

  • How accessible the joints are
  • How much there is to seal
  • Removal of failed or old sealant
  • Specialist products, such as fire-rated or hygienic sealants

A quote for mastic packages depends on how many there are, their condition and the access. Call for a quote.

What to include in your enquiry

Diagnosis starts before we arrive. Tell us:

  • Photos of the joints, close up and from further back
  • The type of building and who uses it
  • Asbestos survey details if the building is older
  • Drawings or a marked-up plan, if available

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

When to call us in Cheam

Frames installed with uneven gaps make perimeter sealing harder. Every product has limits on how wide a joint it can bridge, so gaps outside that range need sorting by the installer first. Better to raise it at the start than seal a joint that’s bound to fail.

If one of these sounds familiar, it’s time for a closer look:

  • A long mastic snag list close to completion
  • Inconsistent sealant finishes from plot to plot
  • Cracks opening in caulked internal joints
  • New external sealant already peeling away

When units on a site such as Kimpton Industrial Park (to the north of Cheam) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

What your quote should include

  • How the existing material will be dealt with
  • Their public liability cover
  • What the guarantee covers, and for how long
  • How they’ll work around occupants

Your questions answered

Will you plan work around the academic year at somewhere like University for the Creative Arts - Epsom?

Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Do you take on jobs in Cheam where loading and access are tightly controlled?

Yes, we plan every London job around the building’s own access rules. Say when the building is occupied and when it’s quiet, and we will plan accordingly. The ULEZ covers the whole of Greater London, which we allow for

When can you be on site?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Do you guarantee new-build sealant work?

Each package is signed off with a 12-month workmanship guarantee. Damage by others after we’ve finished isn’t covered.

How long does a job like this take?

It depends on the scope, though a typical visit usually takes whatever the programme allows, since the work follows the trades as areas are released. For bigger or phased jobs, we’ll set out a timescale with the quote.

Building owners, agents and FMs in Cheam

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
