About our construction mastic in Bellingham

Mastic follows everyone else, which means it absorbs every delay upstream. We agree a sequence at the start and adjust it as the site manager releases areas and we don’t seal before other trades have finished in an area. Sealing too early only means coming back once others have damaged it. If you’re dealing with a mastic package split between trades with no clear owner and existing joints on a refurb that need cutting out and resealing, we can help, on brick and block movement joints, sanitary and kitchen joints and window and door perimeters alike. Looking for mastic applicators who cover Bellingham? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Construction in a London area such as Bellingham means working on constrained sites: limited storage, booked deliveries and access shared with other trades. Mastic is normally one of the last trades on each elevation or floor, so we keep to the programme and the order of trades the site sets.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Construction mastic in Bellingham: the local picture

A 2-mile radius around Bellingham takes in several hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up. Every borough of Greater London is inside the ULEZ, and that applies to contractors’ vehicles on any job in Bellingham. Deliveries are booked and storage is tight, so mastic materials come in as needed.

School extensions, at buildings such as Elfrida Primary School, normally run to the summer holidays, mastic included. For a contractor working at a hospital such as University Hospital Lewisham, which lies north of Bellingham, perimeter and facade sealing is planned around patients and deliveries. On a campus such as University of Greenwich - Greenwich Campus, 3.6 miles to the north of Bellingham, new teaching buildings and residences are normally built and refurbished around the academic year.

Bellingham is about 2 miles north of Beckenham, in Greater London. Looking for construction mastic in Bellingham? We can help, as we do across Greater London. We work across 764 places in Greater London, large and small. Our London page has more on work in that area.

Commercial sites across SE6, SE26 and SE23 are covered for mastic packages. Buildings on Oslac Road, Orford Road and Aitken Road are within our area. Bellingham sits on or close to the A2218. Different surfaces, different methods

Kitchens and utility areas

On commercial kitchen fit-outs, hygienic sealants are often specified. Joints are sealed smooth so they’re easy to clean.

Snagging before handover

The last pass before handover is where mastic snags are cleared. Snags are cleared room by room, cutting out damaged joints and resealing them properly.

What sealant work can’t fix

Honesty saves time and money. Fresh joints won’t solve:

  • Defective windows, doors or glazing units (the supplier or installer’s job)
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)

If you are not sure, just ring 01277 525 020 or use the quote form and we’ll give you a straight answer before you book.

Surfaces we seal

  • Internal decorators’ caulk
  • Brick and block movement joints
  • Floor and skirting junctions
  • Window and door perimeters
  • Sanitary and kitchen joints
  • Cladding and panel joints

Why deal with it now?

Sealing over damaged or contaminated new joints might save a day, but it won’t last. New sealant laid on old or dirty sealant has nothing to bond to, and the defect comes back after handover. We cut out and redo the joint properly. Repeat call-outs disrupt occupied London buildings, so cutting the old sealant out fully and doing it right once is the better route.

The specified product makes a difference, as does the preparation each joint needs. Access, phasing and site rules also count.

Why appoint us

  • Specification-led, product-correct work
  • Failed material removed, not covered up
  • Coloured sealants to suit the setting, where available
  • Commercial sealant work since 2005

Maintenance after handover

To get the most from the new sealant:

  • Protect sealed areas from following trades
  • Share drawings and the specification as soon as possible
  • Plan external elevations with the weather in mind
  • Note which sealant went where at handover

Tell the builders’ clean team which areas have new sealant. Scrapers used on frames and worktops can nick or lift a new bead.

Sealing outside when the joint is damp or too cold leads to poor adhesion. Waiting for a dry joint and the right temperature is better than redoing work so external sequencing builds in some flexibility.

Bellingham: questions and answers

Can you work at a site such as Bell Green Retail Park, by Bellingham?

Yes. We cover Bellingham and the area around it, including industrial estates, business parks and retail parks such as Bell Green Retail Park. Send details of the unit and the work through our quote form for a quick quote.

Can work at a site such as University of Greenwich - Greenwich Campus fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Do you do internal caulk as well as external mastic?

External and internal frame perimeters, caulking where it’s specified, sanitary silicone, kitchen joints and snagging before handover. The scope follows your specification.

Do you work in Bellingham?

Yes. Bellingham is in our area and the rest of Greater London, within our coverage of Greater London, South East England and Scotland. To discuss a job, give us a call on 01277 525 020 or email the details over.

Can staff carry on working while you are here?

Yes, with some planning. Tell us your site hours and access windows and we’ll plan around them.

Can the sealant be colour-matched?

It depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

When is resealing likely to be due?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Commercial clients in Bellingham

When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

On site: what to expect

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before we move to the next. Planning a London job such as one in Bellingham starts with access: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Give us the hours we can be on site and we’ll schedule to suit.

  1. First we look at the scope on site or from drawings.
  2. A fixed quote sets out scope, products and phasing.
  3. Paperwork is agreed and applicators are inducted on site.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Problems we find, such as oversized gaps, are raised right away.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Getting the site ready

  • Warn occupants and staff about the work
  • Tell us your opening times and when work is allowed
  • Confirm the product named in the specification
