Building and refurbishing in Albany Park

The ULEZ covers the whole of Greater London, Albany Park included, so site vehicles need to meet its standards or pay the daily charge. Add booked deliveries and tight storage, and the mastic package needs planning with the site team. A number of hotels sit less than 2 miles from Albany Park. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

For contractors refurbishing units at places like Crayfields Business Park (1.5 miles south-east of Albany Park), the mastic covers cladding panels, roller-door and window perimeters. Hospital estates such as Queen Mary's Hospital (0.5 miles south of Albany Park) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. Further education sites such as Bird College, under half a mile to the north-east of Albany Park, are extended and refurbished from time to time, with mastic often programmed into the summer break.

Albany Park is about 2 miles south-east of Eltham, in Greater London. Our applicators travel to Albany Park for work on mastic packages. Albany Park is one of 764 places we cover in Greater London. There’s a separate page for London, roughly 10 miles from Albany Park.

Business premises anywhere in DA14, DA15 and BR7 are within our area. Among the streets we cover are Elm Road, Main Road and Back Road, and sites on any of them can send details for a fixed quote. If your building is just outside Albany Park, we cover Sidcup (1 mile north), Foots Cray (1 mile south-east), Ruxley (1 mile south-east), North Cray (2 miles east) and Blendon (2 miles north-east). How we handle construction mastic in Albany Park

Mastic follows everyone else, which means it absorbs every delay upstream. The sequence is set with the site team and updated as plots or floors are handed over, so applicators arrive when areas are genuinely ready. Sealing too early only means coming back once others have damaged it. We work on window and door perimeters, sanitary and kitchen joints and floor and skirting junctions, and the failures we are asked to look at most are sealant knocked or painted over by other trades and a mastic package split between trades with no clear owner. One point of contact handles commercial sealant work in Albany Park from the first photographs to the final walk-round, whether it’s one building or several.

Building sites in London tend to be tight: limited storage, booked deliveries and access shared with other trades. Mastic is typically one of the last trades on each elevation or floor, so we keep to the programme and the order of trades the site sets.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Fire-rated sealant where specified

Fire-rated sealant forms part of some packages, installed to the product’s tested detail where it is specified. The design and sign-off of fire stopping sit with the designer, principal designer or fire engineer; we work to the specification and the manufacturer’s installation guidance.

Kitchens and utility areas

Worktop upstands, sinks and splashbacks are sealed once the kitchen is fitted. The sealant is a kitchen-grade product and hygienic or food-safe grades wherever food contact is possible.

Albany Park: questions and answers

Do you work in London buildings with loading restrictions?

Yes, most London buildings have access rules of some kind, and we plan around them. Share the building’s contractor rules and we will work to them. All of Greater London is inside the ULEZ, and our planning allows for it

Is hospital work, at somewhere like Queen Mary's Hospital, something you do?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

How many days will you need on site?

We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.

Do you take on mastic snagging only?

Yes. We can work through a mastic snag list area by area before handover.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it.

What do you charge?

There isn’t a price list, as every site differs. With photographs or drawings, we can give you a fixed quote.

Do you do fire-rated sealing on new builds?

Where it’s specified, yes to the tested detail. If the detail calls for collars, wraps or batts instead, we’ll tell you.

Looking after the joints

To get the most from the new sealant:

  • Ask for joint and product checks before the package is urgent
  • Don’t force external sealing on a damp or frosty day
  • Protect sealed areas from following trades
  • Release areas for mastic once other trades have finished in them

The package carries our 12-month guarantee for workmanship. The guarantee covers how we sealed, not later damage by other trades which is why protection after sealing matters.

In wet areas, a weak sanitary joint shows up quickly once the building is occupied. Water gets behind trays, vanity tops and panels, and the repair falls into the defects period. Getting the product and preparation right first time avoids that.

General trades versus a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We price from the drawings, specification and programme you send.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Every joint is prepared, set to depth and sealed with the specified product.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Before we start on site

  • Let building users know which areas are affected
  • Have the specification and drawings to hand
  • Clear stock, furniture or equipment away from the joints

Advice

For managing agents and facilities managers

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in Albany Park can sit alongside others in a wider programme.

What we can’t put right

Being straight saves everyone time. Fresh joints won’t solve:

  • Specifying the product where the designer hasn’t
  • Deciding which fire-stopping product a penetration needs
  • Joints damaged after sign-off by following trades

Not sure which it is? You can call 01277 525 020 or email us and we will tell you honestly before you book.
