Commercial sealant contractors in Midstocket

We’ve applied sealant on commercial sites for over 20 years, and the paperwork side is in order: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. Site teams most often ask us about gaps behind commercial kitchen worktops and sinks and movement joints packed with grit and debris, across external facade joints, window and door perimeters and floor and threshold joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Midstocket, preparation and product choice get the time they need.

A lot of what we do in Midstocket is replacing sealant that has done its years: hardened, cracked or shrunk away from the faces, and letting water or dirt in.

For work in and around Midstocket, we’d rather do everything on one trip: send photographs and a complete list so the right products and colours come on the day. Several jobs nearby can also be put together.

We sign every job off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Should maintenance staff do it?

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Common problems we fix in Midstocket

No sealant joint is permanent. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. In commercial buildings those factors tend to act together.

Typical triggers for a call:

  • Frame sealant that has cracked, shrunk or pulled away
  • Sanitary sealant that has gone black and patchy
  • Expansion joints with the sealant torn out
  • Weathered facade sealant that no longer flexes

If you run an office at a site such as Whitemyres Business Centre, 0.8 miles to the west of Midstocket, the sealant at reception desks, tea points and frames ages with each fit-out.

Questions to ask before you book

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How they’ll work around occupants
  • How the existing material will be dealt with
  • What site paperwork they can supply

Midstocket: questions and answers

Do hotels near Midstocket have to close for sealant work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. We agree the order of rooms and the timings with you before we start.

Is Midstocket too far out for you?

Not at all. Midstocket is within our area. We cover the whole of Scotland. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Is the old sealant taken out first?

Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts.

Does the weather affect the work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

What do you need from us to quote?

Start with whatever information is to hand. We follow up with questions or a visit where needed, and then a fixed quote for the agreed scope.

What site paperwork can you provide?

Let us know your requirements when you ask for a price. From you, we’ll need the asbestos information for older buildings and any site rules.

Do you work for facilities managers and managing agents?

Yes. FMs, managing agents and landlords are among our regular clients, alongside main contractors. Tell us how you issue work and we will fit in.

Shops, offices and hotels in and around Midstocket

Midstocket lies within about 3 miles of the sea. For shops, hotels and offices, that means frontage and frame joints that weather faster than they would inland. Sea-facing elevations are typically where failed joints show first. Midstocket is on Scotland’s drier eastern side. Frost and condensation on winter mornings can still hold up external sealing.

A business with units at Whitemyres Business Centre and Mastrick Industrial Estate needn’t use two contractors for its sealant. Premises within reach of Aberdeen station, 1.5 miles to the east of Midstocket, often have busy frontages where joints are seen by everyone passing.

On site: what to expect

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Where we can, we combine work around Midstocket with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Why it’s worth doing now in Midstocket

Patching the worst lengths can be the right call on a tight budget. Where the remaining sealant is just as old, it tends to fail soon after, so access and set-up end up being paid for twice. We can price both options so you can decide on the facts. Renewing every failing joint on one visit is the sensible approach for a place like Midstocket. Photos of each area help us quote the whole job.

Pricing sealant joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

What affects the price in Midstocket

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • Access and working height
  • Quantities, in metres or numbers
  • The size and state of each joint
  • Phasing around occupants

The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote when you are ready.

What we need to price the job

A few photographs plus some basic facts will normally do. It helps to include:

  • Any dates the work must fit around
  • What the building is and how it’s used
  • The site address and postcode
  • Approximate linear metres or a joint schedule

Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, ring 01277 525 020 or send photos by email.

After the work

Problems stay small when the joints are checked regularly. In particular:

  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Check sealant as part of routine building inspections
  • Report cracked or peeling sealant early
  • Make sure contractors see the asbestos survey before cutting out old mastic

Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life; a mild cleaner is all most joints need.

In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Environmental health officers look at how cleanable surfaces are, which makes sound joints worth keeping on top of.
