How we handle coloured sealant in Lochawe

Colour-matched joints are often among the last items before handover. We work around other trades and protect adjacent finishes. A 12-month guarantee covers our workmanship. We work on cladding panels, powder-coated and anodised frames and office fit-out finishes, and what we’re called in for most is weathered sealant that no longer matches and stained or mouldy coloured joints in washrooms. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Lochawe, that means joint design, primers and backing rod as standard.

For work in and around Lochawe, we’d rather do everything on one trip: send photos and a complete list so the right products and colours come on the day. Several jobs nearby can also be put together.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Shops, offices and hotels in and around Lochawe

There are a number of hotels within about 2 miles of Lochawe. A hotel refurbishment is full of joints that guests will see, and a matched colour keeps them discreet. Being in the west of Scotland, Lochawe gets more rain than eastern areas. Outside sealing needs dry spells and a programme that can move a little.

Shops and cafés around stations like Loch Awe station (under half a mile south-west of Lochawe) trade from early, so work is timed around them. Refits at hotels like Loch Awe Hotel, under half a mile south-west of Lochawe, bring joints at vanity tops, bars and reception desks that guests see every day.

Lochawe is about 30 miles north-west of Helensburgh, in Argyll and Bute. Our applicators travel to Lochawe for work on colour-matched joints, handled exactly as we handle every other area. Lochawe is one of 124 places we cover in Argyll and Bute. Our Glasgow page has more on work in that area, about 48 miles away.

Work on colour-matched joints is covered throughout PA33, whatever the building. Streets here include Old Military Road and St Conan's Road, and sites on any of them can send details for a fixed quote. Just outside Lochawe, we also work in Stronmilchan (1 mile east), Dalmally (3 miles east), Ardbrecknish (6 miles south-west), Taynuilt (8 miles west) and Clachan (10 miles south-east). For island and remote sites, we plan travel and materials carefully.

Building owners, agents and FMs in Lochawe

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Building owners and managing agents use us on everything from one building to a spread of sites around Lochawe. Several sites can go on one quote, so there’s one set of paperwork to deal with.

How a job runs

Site rules come first: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact. Where we can, we combine work around Lochawe with other jobs nearby. Let us know if your dates have any give.

  1. We confirm the joint type and the product it needs.
  2. Your RAL reference, sample or photo is checked against that product’s colours.
  3. The nearest colour is agreed, with a sample bead where needed.
  4. The existing bead comes out, then faces are cleaned and backed.
  5. We mask, seal and tool to a clean line.
  6. Masking comes off and the work is checked with you.

Advice

How the quote is worked out

Each job is priced on its own details. The things that drive the figure:

  • Travel to remote or island sites
  • Induction, permit and paperwork requirements
  • The total length or number of joints
  • Access and working height

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

Details that help us quote

To price the job accurately, we need a clear picture of the site. Send us:

  • Approximate linear metres or a joint schedule
  • The product your specification calls for
  • Photos of the joints, close up and from further back
  • Any dates the work must fit around

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

Your questions answered

Is Lochawe too small for you to travel to?

No. Small places get the same service as large ones. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Must a hotel around Lochawe close while you work?

In the majority of cases no closure is needed: we work room by room or floor by floor. We agree the order of rooms and the timings with you before we start.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we will plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

What will the job cost?

Every job gets its own fixed quote. For yours, call the office on 01277 525 020 or email us with a description of the work.

What if there’s asbestos in the old mastic?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

What happens if it’s left?

It’s far cheaper to approve a sample than to strip and redo a full run. A sample takes little time. In Scotland, wind-driven rain finds a failed joint quickly, so it’s worth renewing joints around Lochawe before they leak.

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

What you get with us

Aftercare for building managers

After handover, a little attention goes a long way:

  • Ask contractors to check the colour before resealing
  • Plan full-run reseals on visible elevations
  • Keep the colour details for future repairs
  • Clean coloured joints with mild products

Clean coloured joints with mild, non-abrasive products. Strong solvents and abrasive pads can dull or mark the surface.

Include coloured joints in a planned maintenance cycle. A planned reseal avoids a run of patch repairs across the building.

What the job involves on each surface

Hotel interiors

In hotels, sealant shows in rooms, bathrooms and front-of-house. Wet-area sealants come in colours other than white too, including shades for tiled and stone bathrooms.

Shop-fit and joinery finishes

Shop fits bring laminate, timber, metal and stone together, each with its own colour. We choose sealant colours that suit each junction from the product’s range.
