Coloured sealant in Little Portugal
Coloured sealant is a finishing trade, so it typically comes late in a programme. Adjacent finishes are masked and protected while we work, and snag any marks before we leave. A 12-month guarantee covers our workmanship. Most enquiries involve dirty, discoloured joints in public areas and smeared sealant on stone or joinery, on office fit-out finishes, powder-coated and anodised frames and hotel bathrooms and public areas. Looking for mastic applicators who cover Little Portugal? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
For managing agents and FMs looking after premises in Little Portugal, access is normally the first question: loading bay slots, goods lifts, permits to work and somewhere to keep materials. Once that’s settled, the colour-matched joints are resealed in sections so tenants are disturbed as little as possible.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

What sealant work can’t fix
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Paintable products in joints they aren’t suited to
- Restoring stained stone or masonry next to old sealant
- Exact bespoke colour matches beyond the product’s range
If you are not sure, just call the office on 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer before you book.
Surfaces we seal
- Cladding panels
- Shop-fit joinery and counters
- Powder-coated and anodised frames
- Office fit-out finishes
- Hotel bathrooms and public areas
- Natural stone and brick
Keeping the joints sound
Cleaning and maintenance staff play a part too. Share these points with them:
- Keep the area clear while the sealant cures
- Use one colour standard across multi-site work
- Ask contractors to check the colour before resealing
- Avoid abrasive pads on coloured sealant
Let the joints cure as the manufacturer advises before they’re cleaned. Fresh coloured beads show fingerprints and dust more easily, so brief cleaners and other trades.
Settle the colour early in the project. Late decisions lead to substitutes and mismatches.
Different surfaces, different methods
Paintable sealants
Paintable sealants suit internal, low-movement joints best. We will tell you if a joint needs a non-paintable product.
Shop-fit and joinery finishes
Counters, display units and wall linings are seen close up. A sharp, even bead is as important as the colour.
What Little Portugal’s businesses ask us to seal
There are a good number of hotels within about 2 miles of Little Portugal. Refits in hotels bring joints at vanity tops, bar counters and reception desks where the colour has to suit the scheme; work is planned so the hotel keeps trading. The 3 miles around Little Portugal take in at least three named trading estates, business parks or retail parks. Units on sites like these change tenants and get refitted, and each refit leaves joints to seal.
For a hotel such as The Maiden Oval Hotel, 0.6 miles north-east of Little Portugal, the colour of a joint at the bar or the bath matters to the look of the room. Shops and cafés around stations like Wandsworth Road station, 0.7 miles to the south-west of Little Portugal, trade from early, so work is timed around them. Occupiers with premises at both Handel Business Centre and Kennington Park Business Centre could have the sealant at each handled under one quote.

Common questions from Little Portugal clients
Must a hotel around Little Portugal close while you work?
Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. Tell us your quiet periods and access windows and we’ll plan around them.
Will you take on work at estates like Handel Business Centre, close to Little Portugal?
Yes. Our area takes in Little Portugal and its surroundings, with estates and business parks such as Handel Business Centre included. To start, just ring 01277 525 020 or email drawings and photos with the unit, the joints involved and your access times.
Do you have public liability insurance?
Yes. Mastic Doctor is fully insured, public liability included.
What will the job cost?
There isn’t a price list, because every site is different. Send photographs or drawings and we’ll price it at a fixed figure.
When can you be on site?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Will sunlight affect the sealant colour?
Some change over time is normal. Exposure, product and colour all play a part.

What happens if it’s left?
It’s far cheaper to approve a sample than to strip and redo a full run. A short trial bead costs very little compared with replacing joints in the wrong colour. In a London building, a failed joint rarely affects only one party. Putting it right early is less disruptive than dealing with the consequences.
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.
Why clients in Little Portugal choose us

On site: what to expect
In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed before we move to the next. In Little Portugal, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.
- Photos or drawings show us the finishes and joints.
- Colour options from the specified product’s range are shared with you.
- The programme and access are agreed, including any phasing.
- We prepare each joint, prime where needed and fit backing.
- The agreed colour is installed and tooled neatly.
Preparing the site
- Make sure the joints can be reached
- Send your site hours and access windows
- Tell us what induction or permit system the site runs
Quotes
A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.
Advice
What sets the cost
Sealant work doesn’t have a standard rate, because every site is different. What we take into account:
- How much existing material needs removing
- Backing rod, priming and other preparation
- How accessible the joints are
- Travel to remote or island sites
The price depends on how many linear metres there are, what has to come out first and the access. Call for a fixed quote when you’re ready.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- The site address and postcode
- What the building is and how it’s used
- How the joints are reached, and at what height
- Your programme or deadline
Need a figure for a tender or a budget? We’ll quote against your scope and drawings that you can work with. For a chat about it beforehand, call 01277 525 020 or send photos by email.
