Washroom sealing in Little Portugal, done properly
In healthcare and care settings, sealing is part of keeping surfaces cleanable. We work to your organisation’s estates and infection-control requirements and any site permits. Any records you need are confirmed with the quote. If you’re dealing with discoloured joints around urinals and WC pans and mould spotting along silicone joints, we can help, on kitchens and tea points, IPS panels and cubicles and showers, trays and wet room floors alike. Facilities teams, main contractors and managing agents in Little Portugal tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
Washrooms in London offices, hotels and gyms are used hard from morning to evening. Mouldy or split sealant at vanity tops, IPS panels and urinals is replaced with anti-mould sanitary silicone, in phases so some facilities stay open.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Honest limits
Some faults sit outside our scope, and we say so rather than covering them up:
- Failed tanking beneath a wet-room floor or behind tiles
- Panel boards already damaged by water
- A room that stays damp because ventilation isn’t working
Not sure which it is? You can give us a call on 01277 525 020 or email the details over and we will tell you honestly before you book.

From enquiry to sign-off
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes half a day to a day per washroom, depending on the number of fittings, and we clear our waste as we work. In Little Portugal, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.
- We survey each room, count the joints and note anything behind them that needs another trade.
- The phasing is agreed so there are always facilities open.
- The failed silicone is stripped and every face scraped clean of residue.
- Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
- We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
- Each room is handed back once the sealant has had its cure time.
Preparing the site
- Clear stock, furniture or equipment away from the joints
- Point out any areas we must not close
- Tell staff and tenants when we will be in

Site staff or a sealant specialist?
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Common questions from Little Portugal clients
Is a hospital such as Lambeth Hospital somewhere you can work?
Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.
Can you work in a London building with booked loading and goods-lift slots?
Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for
Do you need to see the site first?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
Is any job too small?
Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
How do you choose the sealant?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
How the job changes by surface
Healthcare and care settings
Accessible and assisted washrooms are used and cleaned intensively, so their joints often need renewing sooner.
Wet-room floors and floor-to-wall joints
Changing rooms and accessible showers often have wet floors so the edges are checked carefully.
What happens if it’s left?
A tired-looking washroom doesn’t always need a refurbishment. Where tiles, panels and fittings are sound, new sealant may be enough to put it right while bigger works are planned. Failed sealant in a building in Little Portugal can quickly affect neighbours, tenants or the floor below. Dealing with it early is simpler for everyone.
What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote when you’re ready.

What we’re called out for in Little Portugal
Washrooms are warm, damp and full of organic residue, and sealant joints trap all three. Anti-mould additives help, but in a poorly ventilated room mould can still take hold eventually.
Typical triggers for a call:
- Stained or open joints at kitchen sinks and worktops
- Mould spotting along silicone joints
- Washrooms that look worn because of the sealant
- Split or peeling sealant at shower trays
Halls of residence and teaching buildings at universities such as University of the Arts London, 1.2 miles west of Little Portugal, are easiest to reseal during vacations.
What to look for in a quote
- How the joint faces will be prepared and primed
- Will CSCS-carded applicators be on site?
- Whether old or failed sealant will be cut out, not overlaid
- Which product they’ll use, and why it suits the joint
