About our coloured sealant in Hermiston

Colour-matched joints are often among the last items before handover. We work around other trades and protect adjacent finishes. A 12-month guarantee covers our workmanship. If you have hotel refurbishments with a set colour scheme and coloured joints that have cracked with movement, we can help, on hotel bathrooms and public areas, powder-coated and anodised frames and natural stone and brick alike. Most enquiries from Hermiston start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.

In smaller Scottish places like Hermiston, commercial buildings are often hotels, pubs, shops, schools, surgeries and farm or estate buildings put to new use. Each has kitchens, washrooms and frames that depend on sound joints.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

How a job runs

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then handed back before the next one starts. Where we can, we combine work around Hermiston with other jobs nearby. Let us know if your dates have any give.

  1. Photos or drawings show us the finishes and joints.
  2. We send the closest colours from the product’s range.
  3. Tell us your site hours and access windows and we’ll plan around them.
  4. We prepare each joint, prime where needed and fit backing.
  5. The agreed colour is installed and tooled neatly.

What we need from you

  • Let us know about inductions and permits
  • Arrange parking or a loading space
  • Send any specification or drawings in advance

For managing agents and facilities managers

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Building owners and managing agents use us on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Common questions from Hermiston clients

Will our hotel in Hermiston need to close for the work?

Rarely, if ever. We take a few rooms out at a time. The plan is built around your bookings.

Is a smaller place like Hermiston outside your area?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. Good photographs up front let us bring everything on the first visit.

How much does the work cost?

Each job is quoted on its own details. To get one, speak to us on 01277 525 020 or send details through our quote form with a description of the work.

Can you send site paperwork?

Each site asks for different documents, so tell us what you need and we’ll confirm it when we quote.

What happens if old sealant might contain asbestos?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Can staff carry on working while you are here?

Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.

Do you have public liability insurance?

Yes. We are fully insured, including public liability cover.

What we can’t put right

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Custom-mixed sealant colours
  • A colour that never alters with age
  • Materials with mixed tones that defy a single match

If you’re not sure, just call the office on 01277 525 020 or use the quote form and we’ll give you a straight answer.

What we seal

  • Hotel bathrooms and public areas
  • Natural stone and brick
  • Office fit-out finishes
  • Powder-coated and anodised frames
  • Shop-fit joinery and counters
  • Cladding panels

Should maintenance staff do it?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

What sets the cost

A fixed quote reflects the actual work. It allows for:

  • Backing rod, priming and other preparation
  • Phasing around occupants
  • Induction, permit and paperwork requirements
  • How much existing material needs removing

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

What we need to price the job

A few photographs plus some basic facts will normally do. It helps to include:

  • Photos of the joints, close up and from further back
  • Anything awkward about access or site hours
  • Whether an asbestos survey exists
  • Any dates the work must fit around

Send us photos, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.

Sealant on show in Hermiston’s commercial buildings

Maintenance after handover

To get the most from the new sealant:

  • Settle the colour with the designer at the start
  • Check a trial length in real light
  • Keep the same sealant colour across a brand
  • Note which sealant colour was used where

Let the joints cure as the manufacturer advises before they’re cleaned. Coloured sealant marks more visibly than white while it is fresh, so brief cleaners and other trades.

Include coloured joints in a planned maintenance cycle. Replacing them on a schedule keeps finishes looking right over the years.
