Washroom sealing in West Green, done properly

From one staff toilet in West Green to washrooms across a whole estate, we work the same way: send details, get a fixed quote, we seal, guaranteed. Photos and a rough count of basins, urinals, showers and cubicles help us give a quick quote and a site visit is an option. If you have mould spotting along silicone joints and urinal joints that look unhygienic, we can put it right. One point of contact handles commercial sealant work in West Green from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Many London buildings can’t close every toilet at once. We work through washrooms floor by floor or core by core, at times agreed with you.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

Questions we are asked in West Green

Will our hotel in West Green need to close for the work?

Almost never. The work is phased so most rooms stay available. We agree the order of rooms and the timings with you before we start.

Is a hospital such as St Ann's Hospital somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Are you insured?

Yes. We’re fully insured, and the certificate can go with your quote.

Do you offer coloured sealant?

It depends on the product. Some ranges are wide, others limited, so the available colours are confirmed with the quote.

How long before the toilets can reopen?

The silicone needs time to cure before water reaches it. We plan the phasing around that so facilities are never short.

Do you work in West Green?

Yes. West Green falls within our area, and you can give us a call on 01277 525 020 or email drawings and photos to get started.

How long does a job like this take?

It depends on the scope, but the work usually takes between a morning and a week or so, set by the number of rooms and the phasing you need. For bigger or phased jobs, we’ll set out a timescale with the quote.

From enquiry to sign-off

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. All of Greater London is in the ULEZ, and kerbside space in West Green can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Each area is handed back when ready.

Advice

General trades versus a specialist

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Do you need washroom sealing in West Green?

Panels and vanity units move slightly in use and trays shift slightly with each user. A bead that can’t cope with the movement splits along one edge.

Look out for the following:

  • Sealant laid over old silicone and now peeling
  • Discoloured joints around urinals and WC pans
  • Sealant stained black around basins and showers
  • Failed sealant in a tea point or staff kitchen

Units at estates like Crusader Industrial Park, 0.6 miles to the south of West Green, have welfare blocks whose showers and toilets see shift after shift.

Before you book anyone

  • Will failed sealant be removed rather than covered?
  • Who will actually carry out the work
  • What level of public liability insurance do they hold?
  • Are they CHAS accredited or on Constructionline?

Questions to ask before you appoint anyone

Different surfaces, different methods

Urinals and WC pans

Joints around urinals and WC pans take splashes, cleaning chemicals and knocks. Stained or split joints here trap smells and make the room look neglected.

IPS and cubicle panels

Cubicle and IPS panels move when leaned on or knocked, so the sealant has to take that movement. Loose panels are flagged before any sealant goes on.

Aftercare for building managers

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Don’t leave an open joint at a basin or tray
  • Inspect washroom sealant regularly
  • Leave signs up until the cure time is over
  • Clean sealant with gentle products and a soft cloth

Each room goes back into use only when the sealant has cured enough. You’ll be told when showers and basins can be used again, and it helps if signs stay up until then.

A split joint at a shower tray can leak for a long time before anyone sees it. At that stage, boards or ceilings may need repair, so reseal when you first spot a split.

Washroom sealing around West Green: what changes locally

There are three care or nursing homes within about 2 miles of West Green. In care settings, wet rooms, assisted bathrooms and en suites rely on clean, sound sealant. Each room is kept out of use only as long as the sealant needs. The area within 2 miles of West Green holds a good number of hotels. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. We work a handful of rooms at a time, so the hotel keeps letting the rest.

Colleges such as Capital City College (to the east of West Green) have toilets, changing rooms and catering kitchens that can be resealed around term dates. For a campus such as American University in London, which lies south-west of West Green, showers in residences and washrooms in teaching blocks can be programmed around term dates.

When something else is needed

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Condensation from failed extract fans
  • Leaks through tanking or membranes below the finishes
  • A dripping waste or valve behind a panel
