Washroom sealing in Wennington

Closing all the facilities in a building isn’t an option. Work is phased by room or by section, so there are always facilities in use. Tell us your site hours and access windows and we’ll plan around them. We work on IPS panels and cubicles, vanity units and basins and accessible toilets and changing rooms, and what we’re called in for most is kitchen worktop joints that can’t be kept clean and discoloured joints around urinals and WC pans. A specialist sealant contractor works differently from a general builder: in Wennington, that means joint design, primers and backing rod as standard.

Washrooms in London offices, hotels and gyms are used hard from morning to evening. Mouldy or split sealant at vanity tops, IPS panels and urinals is replaced with anti-mould sanitary silicone, in phases so some facilities stay open.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Why act early in Wennington

A failed joint behind a basin or along a shower tray lets water run where it shouldn’t. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours which costs more to fix than a reseal. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Dealing with it early is simpler for everyone.

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Why appoint us

  • Sealing commercial buildings since 2005
  • 12-month guarantee on workmanship
  • Products installed to the manufacturer’s instructions
  • Old sealant cut out, never sealed over

Doing it in-house

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

How the quote is worked out

What shapes the price:

  • Quantities, in metres or numbers
  • Travel to remote or island sites
  • Access and working height
  • Specialist products, such as fire-rated or hygienic sealants

What a job costs comes down to how many linear metres there are, how much old material needs removing and the access. Call for a fixed quote once you have the details.

Sending details for a quote

Whether it’s one area or a whole building, these details speed things up:

  • Any specification or named product
  • How the joints are reached, and at what height
  • Your programme or deadline
  • Whether an asbestos survey exists

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, call 01277 525 020 or email the details over.

Diagnose, treat, sign off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes between a morning and a week or so, set by the number of rooms and the phasing you need, and our waste is bagged and taken away as we go. In Wennington, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Before we start on site

  • Move anything stored against the joints
  • Tell us your opening times and when work is allowed
  • Let building users know which areas are affected

Common questions from Wennington clients

Can you work on a hospital site such as St George's Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Can work at a site such as New City College fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Will all the toilets be closed at once?

We phase it so there are always facilities open. One washroom, one bank of cubicles or one changing room is done at a time around your site hours and access windows.

Is Wennington in your area?

Yes. Sites across Wennington are covered, with one number for every area we cover.

Can the sealant be colour-matched?

It depends on the product specified. Some ranges are wide, others limited, so we will confirm the colours available for the specified product with the quote.

Can you quote from photographs?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

How soon can a washroom be used after resealing?

That varies with the sealant and the room temperature. Each room gets its own reopening time from us before we leave it.

After the work

Problems stay small when the joints are checked regularly. Specifically:

  • Keep washrooms out of use until we say the sealant has cured
  • Squeegee showers and trays after busy periods
  • Keep a record of which washrooms need attention
  • Don’t leave an open joint at a basin or tray

Where possible, have shower floors and trays squeegeed after busy periods. Joints that sit wet for hours fail sooner.

Inspectors look at whether kitchen surfaces can be kept clean. Failed sealant around sinks and worktops is easy to put right in good time.

Surface by surface

Healthcare and care settings

Assisted bathrooms and accessible toilets get heavy use so their sealant tends to fail sooner.

Basins and vanity tops

Basin joints get wet every time someone washes their hands, so the joint to the wall and around each bowl fails early. They are resealed with anti-mould sanitary silicone.

Keeping Wennington washrooms open while we work

London offices and hotels normally can’t close all their washrooms at once, so we phase the work core by core or floor by floor with the building manager. The area within 2 miles of Wennington holds a number of hotels. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. We work a handful of rooms at a time, so the hotel keeps letting the rest.

In a centre such as Lakeside Retail Park, 2.9 miles south-east of Wennington, public washrooms are resealed a block of facilities at a time. At a hotel such as The Manor Hotel & Restaurant, 1.5 miles north of Wennington, the quieter weeks are the time to reseal bathrooms. On an industrial estate such as Purfleet Industrial Park (0.8 miles south-east of Wennington), staff toilets, showers and canteens are where sanitary sealant takes the most wear.
