Washroom sealing for Wandsworth sites

About our washroom sealing in Wandsworth

You can’t shut every toilet in an office, school or hotel at once. Work is phased by room or by section, so there are always facilities in use. Tell us your site hours and access windows and we’ll plan around them. Most enquiries involve open joints at the base of cubicle panels and black mould inside silicone joints that cleaning can’t shift, across IPS panels and cubicles, kitchens and tea points and accessible toilets and changing rooms. Facilities teams, main contractors and managing agents in Wandsworth tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

In a London area such as Wandsworth, commercial washrooms in offices, hotels and leisure buildings see constant use. We cut out tired sealant around vanity units, cubicles, IPS panels and showers and lay fresh anti-mould sanitary silicone, a block of facilities at a time.

Our workmanship is guaranteed for 12 months, in Wandsworth as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

General trades versus a specialist

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

When to call us in Wandsworth

Occasionally a joint keeps failing because of a problem behind it: loose fixings, a dripping trap or damp in the wall. We look for it before resealing and say if it needs a plumber or another trade.

Common reasons buildings call us in:

  • Open joints at the base of cubicle panels
  • Shower tray joints that have opened up
  • Failed sealant in a tea point or staff kitchen
  • Black mould inside silicone joints that cleaning can’t shift

Customer toilets in retail centres such as Priory Retail Park, 2.8 miles to the south of Wandsworth, rarely close, so resealing is phased.

What your quote should include

  • Which product they’ll use, and why it suits the joint
  • Health and safety accreditation such as CHAS
  • Will failed sealant be removed rather than covered?
  • Who will actually carry out the work

Busy facilities in and around Wandsworth

A good number of hotels sit less than 2 miles from Wandsworth. En suite bathrooms, staff changing rooms and kitchens all need their sanitary silicone renewed in time. The work can go floor by floor, agreed with housekeeping. A London building with hundreds of occupants can’t lose every washroom for a day, which is why the work is split into phases agreed in advance.

On a healthcare site such as Royal Hospital for Neuro-Disability, which lies west of Wandsworth, washroom work starts with the infection-control team’s sign-off. At a university such as BIMM University (1.7 miles north of Wandsworth), summer is the usual window for resealing residence bathrooms.

Wandsworth is about 3 miles south-west of Brompton, in Greater London. Anywhere in SW18, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Our Greater London coverage takes in 764 places, from busy centres to rural villages.

Your questions answered

Can you work around term dates at a campus such as BIMM University?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Will our hotel in Wandsworth need to close for the work?

Rarely, if ever. We take a few rooms out at a time. The plan is built around your bookings.

Do you phase washroom resealing?

Just the room being resealed is out of use. Rooms go back into use once the sealant has cured, then we move on.

Do you work in hospitals, clinics and care homes?

Yes. We work to your estates and infection-control requirements and any site permits, and phase the work so areas keep facilities.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we’ll send them with the quote.

How do I request a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.

Is there a guarantee on the work?

Our workmanship has a 12-month guarantee, and we carry public liability insurance.

When it isn’t the sealant

Honesty saves time and money. New sealant won’t cure:

  • Loose panels, vanity units or tiles, which need fixing first
  • Failed tanking beneath a wet-room floor or behind tiles
  • Water from plumbing, not from a joint

If you are not sure, just ring 01277 525 020 or email drawings and photos and we will give you a straight answer.

Surfaces we seal

  • IPS panels and cubicles
  • Kitchens and tea points
  • Urinals and WCs
  • Vanity units and basins
  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms

On site: what to expect

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes between a morning and a week or so, set by the number of rooms and the phasing you need, and we clear our waste as we work. For a job in Wandsworth, access comes first: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Send the building rules and access times with your enquiry.

  1. We agree which washrooms close and when.
  2. Anything behind the joints that needs another trade is flagged.
  3. Failed sealant and residue are stripped out.
  4. We reseal with the grade suited to each area.
  5. We give you a reopening time for every room.

Preparing the site

  • Let us know about inductions and permits
  • Send asbestos survey details if the building is pre-2000
  • Point out parking and an unloading spot

Getting a fixed quote

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

What happens if it’s left?

Sealing on top of old silicone saves nothing. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Cutting out completely and cleaning back takes a little longer and lasts. In Wandsworth, each extra visit means more notices, permits and disruption, so cutting the old sealant out fully and doing it right once is the better route.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Changing rooms and gyms

Showers, floor edges and vanity units in changing rooms all need sound sealant and we look at them as one job.

Kitchens and tea points

Kitchen joints need to be smooth and sealed so they can be cleaned properly. Where food contact is possible, we use a hygienic, food-safe sealant.
