Washroom sealing across Battersea

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle washroom sealing in Battersea

Accessible toilets, shower rooms and changing rooms have joints that work harder than most: shower trays, wet-room floor edges, basins and floor-to-wall junctions. An open joint there lets water track under flooring or behind wall panels so they get particular attention. Site teams most often ask us about urinal joints that look unhygienic and failed sealant behind washroom basins, across accessible toilets and changing rooms, kitchens and tea points and IPS panels and cubicles. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Battersea it comes down to the same thing: the right product in a properly prepared joint.

Washrooms in London offices, hotels and gyms are used hard from morning to evening. Mouldy or split sealant at vanity tops, IPS panels and urinals is replaced with anti-mould sanitary silicone, in phases so some facilities stay open.

We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant.

Surface by surface

IPS and cubicle panels

A panel that has already swollen won’t be fixed by sealant and we will point out any we see.

Basins and vanity tops

Water getting past a vanity top joint can swell the board beneath. Resealing early protects the unit.

Do you need washroom sealing in Battersea?

Commercial cleaning is harder on sealant than everyday use. Harsh products, abrasive pads and pressure washing break down a joint’s surface and edges, and dirt and mould then get a foothold.

These are often picked up first by site or facilities staff:

  • Discoloured joints around urinals and WC pans
  • Complaints from staff, guests or users about tired washrooms
  • Gaps where vanity tops meet the wall
  • Failed sealant in a tea point or staff kitchen

Toilets at colleges like South Thames College Wandsworth Campus (to the south-west of Battersea) take heavy use from students and staff alike.

What to look for in a quote

  • How the joint faces will be prepared and primed
  • Can the work be phased to keep areas open?
  • How the existing material will be dealt with
  • Whether their applicators hold CSCS cards

Toilets, showers and kitchens around Battersea

Three care or nursing homes sit less than 2 miles from Battersea. Assisted bathrooms and wet rooms in care settings need sanitary sealant that stays cleanable. We plan the work with the manager so residents are disturbed as little as possible. The area within 2 miles of Battersea holds a good number of hotels. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. The work can go floor by floor, agreed with housekeeping.

Halls of residence and teaching buildings at universities such as Royal College of Art, 1.1 miles north of Battersea, are easiest to reseal during vacations. Battersea: questions and answers

Do you take on jobs in Battersea where loading and access are tightly controlled?

Yes, we plan every London job around the building’s own access rules. Send the building rules and access times with your enquiry. The ULEZ covers the whole of Greater London, which we allow for

Could you schedule work at a campus like Royal College of Art for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Do you cover Battersea?

Yes. We take on work across Battersea, and the same phone number covers every area.

How much does the work cost?

That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we’ll price it properly.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Do you take on multi-site work?

Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.

Can you reseal washrooms in healthcare buildings?

We work in clinics, hospitals and care homes. Any records you need are confirmed with the quote before we start.

General trades versus a specialist

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Water from plumbing, not from a joint
  • Panel boards already damaged by water
  • Leaks through tanking or membranes below the finishes

Not sure which it is? You can call the office on 01277 525 020 or email drawings and photos and we’ll tell you honestly.

Joints and surfaces we work on

  • Urinals and WCs
  • Vanity units and basins
  • IPS panels and cubicles
  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors
  • Kitchens and tea points

Why deal with it now?

Gaps and mould in joints give dirt and bacteria somewhere to sit, and in kitchens, clinics and schools that is a real concern. Sound, smooth joints are much easier to keep clean. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Dealing with it early is simpler for everyone.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What you get with us

  • CSCS-carded applicators
  • A range of standard colours, depending on the product
  • One contact handling all your sites
  • Work to your specification and the manufacturer’s guidance

Take a look at our cost guide or how we’re accredited.

On site: what to expect

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. In Battersea, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Before we start on site

  • Flag any permit to work we’ll need
  • Let building users know which areas are affected
  • Confirm the product named in the specification
