When to call us in Walton Court

Decorators’ caulk and general sealants sometimes end up where sanitary silicone belongs. They aren’t made for constant wetting and they discolour and fail early.

Things that usually lead to an enquiry:

  • Sealant stained black around basins and showers
  • Open joints along basins and vanity units
  • Kitchen worktop joints that can’t be kept clean
  • Sealant lifting along a tray edge

Office toilets at parks like Fountain Business Centre, 0.8 miles south-east of Walton Court, take steady weekday use, and mouldy silicone soon shows.

Comparing quotes

  • Will RAMS and insurance details be available?
  • Can the work be phased to keep areas open?
  • Is the sealant right for the movement and the substrate?
  • Whether primer will be used where the manufacturer specifies it

Our contractor checklist

How we handle washroom sealing in Walton Court

Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We are fully insured. Our workmanship is guaranteed for 12 months. We work on vanity units and basins, kitchens and tea points and IPS panels and cubicles, and the usual reasons a site gets in touch are gaps where vanity tops meet the wall and resealing that didn’t last because the old bead stayed. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Walton Court it comes down to the same thing: the right product in a properly prepared joint.

A place of Walton Court’s size will typically have a few buildings with commercial washrooms: a school, a surgery, a pub or café, perhaps a care home. However small, each needs the old sealant removed completely and anti-mould sanitary silicone applied to clean, dry joints.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

What sealant work can’t fix

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Water from plumbing, not from a joint
  • Condensation from failed extract fans
  • Loose panels, vanity units or tiles, which need fixing first

Not sure which it is? You can ring 01277 525 020 or email drawings and photos and we’ll tell you honestly.

What we seal

  • IPS panels and cubicles
  • Vanity units and basins
  • Urinals and WCs
  • Accessible toilets and changing rooms
  • Kitchens and tea points
  • Showers, trays and wet room floors

Questions about Walton Court

Is Walton Court too small for you to travel to?

Not at all. Walton Court is within our area. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.

Must a hotel around Walton Court close while you work?

Rarely, if ever. We take a few rooms out at a time. The plan is built around your bookings.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you offer coloured sealant?

It depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Can you clean the mould off instead of resealing?

Cleaning may lighten it, but the mould returns. We replace the sealant with an anti-mould sanitary grade and check the ventilation isn’t the cause.

How a job runs

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work normally takes between a morning and a week or so, set by the number of rooms and the phasing you need. Work in places the size of Walton Court is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Joints are cleaned, degreased and dried before sealing.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. You get a reopening time for every room, with signage left up until then.

What we need from you

  • Point out any areas we must not close
  • Send asbestos survey details if the building is pre-2000
  • Have the specification and drawings to hand

Related advice

General trades versus a specialist

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What the job involves on each surface

Basins and vanity tops

Stone and some composite tops need a neutral-cure sealant and we choose a neutral-cure grade for them.

Kitchens and tea points

Kitchen joints need to be smooth and sealed so they can be cleaned properly. Where food contact is possible, we use a hygienic, food-safe sealant.

Work for main contractors and building owners

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.
