On site: what to expect

Site rules come first: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you. Jobs near Torrance are often grouped with others in the same area. Let us know if your dates have any give.

  1. We agree which washrooms close and when.
  2. Anything behind the joints that needs another trade is flagged.
  3. Old sealant is stripped and the faces prepared.
  4. We reseal with the grade suited to each area.
  5. We confirm reopening times for each washroom.

Advice

Washroom sealing in Torrance, done properly

For clinics, hospitals and care homes, sealed joints matter for infection control as much as appearance. Your estates and infection-control requirements, and any permits the site uses, shape how we work. Tell us what records you need and we will confirm with the quote. Most enquiries involve open joints at the base of cubicle panels and stained or open joints at kitchen sinks and worktops, on showers, trays and wet room floors, accessible toilets and changing rooms and urinals and WCs. Most enquiries from Torrance start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

For washroom work around Torrance, we plan so every room on the list is done in one trip where possible. Send photographs and a room list and we’ll give a fixed quote.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Torrance: questions and answers

Is Torrance too far out for you?

No. Places such as Torrance are covered as much as the big towns. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.

Will you plan work around the academic year at somewhere like University of Strathclyde?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Can you quote from photographs?

Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit before quoting.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

When can showers be used after new sealant?

The silicone needs time to cure before water reaches it. Phasing is planned with the cure time in mind so facilities are never short.

Can you clean the mould off instead of resealing?

Not for long. Mould grows into the sealant itself so cleaning only lightens it for a while. Replacing the bead is the lasting answer.

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:

  • Water from plumbing, not from a joint
  • Condensation from failed extract fans
  • Fittings that move too much to hold a bead

Not sure which it is? You can speak to us on 01277 525 020 or email the details over and we will tell you honestly before you book.

Washroom sealing in Torrance: the local picture

Torrance is on Scotland’s wetter western side. Washrooms with weak extraction stay damp in this climate, and mould finds the silicone first.

For a campus such as University of Strathclyde (4.6 miles south of Torrance), showers in residences and washrooms in teaching blocks can be programmed around term dates. Toilets at places like Strathkelvin Retail Park, 1.3 miles to the south of Torrance, are cleaned constantly, which is hard on silicone. Halls linked to places like Cadder Parish Church host groups all week, which is hard on kitchen and toilet sealant.

Torrance is about 2 miles north of Bishopbriggs, in East Dunbartonshire. Businesses, contractors and managing agents in Torrance use us for work on washrooms and wet areas. Across East Dunbartonshire, 24 places are covered, including Torrance. Glasgow is covered too, around 6 miles from Torrance.

Maintenance after handover

A few simple habits keep the new joints working:

  • Act on the first split you see at a shower tray
  • Leave signs up until the cure time is over
  • Clean sealant with gentle products and a soft cloth
  • Clear standing water from shower floors where possible

Ventilation is half the battle. A room that stays damp will grow mould on almost anything so report fans that aren’t working to your building services team.

Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.

Doing it in-house

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

What the job involves on each surface

Changing rooms and gyms

We phase work so not every changing area is closed at once. Tell us your site hours and access windows and we will plan around them.

Basins and vanity tops

Basin joints get wet every time someone washes their hands, so the joint to the wall and around each bowl fails early. We remove the old bead and lay a fresh one of sanitary silicone.

What happens if it’s left?

Water gets behind panels and under floors through a failed joint. That can lead to swollen boards, marked ceilings below and lingering smells, and fixing that takes far more work than resealing. For buildings near Torrance, dealing with all the failing joints at once saves return trips. Send photos and we’ll quote for everything together.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.
