Commercial clients in Shacklewell

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Shacklewell can sit alongside others in a wider programme across Greater London.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Washroom sealing in Shacklewell, done properly

Closing all the facilities in a building isn’t an option. Work is phased by room or by section, so staff, guests or pupils always have somewhere to go. Give us your site hours and access windows and the phasing is planned around them. If you have failed sealant in a tea point or staff kitchen and sealant lifting along a tray edge, we can put it right, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, in Shacklewell it comes down to the same thing: the right product in a properly prepared joint.

Washrooms in London offices, hotels and gyms are used hard from morning to evening. Mouldy or split sealant at vanity tops, IPS panels and urinals is replaced with anti-mould sanitary silicone, in phases so some facilities stay open.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we are upfront when that’s the case. These need a different solution:

  • Panel boards already damaged by water
  • Loose panels, vanity units or tiles, which need fixing first
  • Leaks through tanking or membranes below the finishes

If you’re not sure, just speak to us on 01277 525 020 or send photos by email and we will give you a straight answer.

What we seal

  • Accessible toilets and changing rooms
  • IPS panels and cubicles
  • Urinals and WCs
  • Kitchens and tea points
  • Showers, trays and wet room floors
  • Vanity units and basins

Our process

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work typically takes a morning or so for a small washroom, longer where showers and changing rooms are included. In Shacklewell, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We inspect each washroom and record the joints to be resealed.
  2. You get a fixed quote with the phasing plan.
  3. Old sealant is removed completely and the faces cleaned.
  4. Joints are degreased and dried.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Each area is handed back when ready.

Getting the site ready

  • Share the asbestos register for older buildings
  • Agree which areas must stay open
  • Explain the parking and delivery arrangements

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Sanitary sealant for Shacklewell buildings

There are a good number of hotels within about 2 miles of Shacklewell. En suite bathrooms, staff changing rooms and kitchens all need their sanitary silicone renewed in time. The work can go floor by floor, agreed with housekeeping. 11 care or nursing homes sit less than 2 miles from Shacklewell. Care home wet rooms and en suites are used every day and cleaned hard, which tells on the silicone. Each room is kept out of use only as long as the sealant needs.

In a centre such as Arena Shopping Park, which lies north-west of Shacklewell, public washrooms are resealed a block of facilities at a time. Clinical washrooms at sites like Homerton University Hospital (1.1 miles east of Shacklewell) are scheduled with the ward so the room is out of use for as little time as possible. For a college such as New City College, 0.7 miles to the north-east of Shacklewell, half-term and summer give the windows for washroom work.

What happens if it’s left?

A failed joint behind a basin or along a shower tray lets water run where it shouldn’t. That can lead to swollen boards, marked ceilings below and lingering smells, and fixing that takes far more work than resealing. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we’ll explain how it’s made up.

Questions about Shacklewell

Will you plan work around the academic year at somewhere like University of Wales Trinity Saint David London?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Do you take on work at healthcare sites like Homerton University Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

How soon can a washroom be used after resealing?

Cure times vary by product and temperature. Each room gets its own reopening time from us before we leave it.

Is colour matching possible?

That depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

Do you do washroom sealing in healthcare settings?

We do. We work to your estates and infection-control requirements and any site permits, and phase the work so areas keep facilities.

How long does a job like this take?

That varies with the scale of the job, though a typical visit normally takes half a day to a day per washroom, depending on the number of fittings. For bigger or phased jobs, we’ll set out a timescale with the quote.

Is Shacklewell in your area?

Yes. We cover Shacklewell, and you can call the office on 01277 525 020 or send details through our quote form to get started.

General trades versus a specialist

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

Cost factors for washrooms and wet areas

There’s no standard rate for sealant work, because every site is different. What we take into account:

  • Specialist products, such as fire-rated or hygienic sealants
  • Site requirements such as inductions and permits
  • The size and state of each joint
  • Travel to remote or island sites

We don’t publish prices, since every building and every scope is different. Call for a quote and we will price your job on its own details.

Sending details for a quote

We can often quote from photos and a few details. It helps to include:

  • Where the site is, with the postcode
  • Specification clauses that apply
  • Clear photographs of the problem areas
  • Access details, including height

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, speak to us on 01277 525 020 or email drawings and photos.
