When to call us in Rothienorman
Occasionally a joint keeps failing because of a problem behind it: a loose panel, a leaking waste or water coming through the wall. We look for it before resealing and say if it needs a plumber or another trade.
These are often picked up first by site or facilities staff:
- Urinal joints that look unhygienic
- Failed sealant behind washroom basins
- Sealant lifting along a tray edge
- Complaints from staff, guests or users about tired washrooms
In any commercial washroom in or near Rothienorman, mouldy sealant is cut out rather than cleaned, and anti-mould sanitary silicone goes on clean, dry joints.
What to look for in a quote
- How long is the guarantee, and what does it include?
- Whether their applicators hold CSCS cards
- Will failed sealant be removed rather than covered?
- Their approach to joint depth and backing
About our washroom sealing in Rothienorman
Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. There is public liability insurance behind every job. Every resealed washroom carries our 12-month guarantee. Most enquiries involve panel joints letting water behind and stained sealant around pans and urinals, on urinals and WCs, accessible toilets and changing rooms and vanity units and basins. Looking for mastic applicators who cover Rothienorman? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
In smaller Scottish places like Rothienorman, commercial washrooms are typically in hotels, pubs, schools, care homes and community halls. Black sealant normally can’t be cleaned, so it is removed and replaced with anti-mould sanitary silicone.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Looking after the joints
Cleaning and maintenance staff play a part too. Share these points with them:
- Act on the first split you see at a shower tray
- Squeegee showers and trays after busy periods
- Clean sealant with gentle products and a soft cloth
- Add sealant joints to planned maintenance checks
Any failure in our workmanship within the 12-month guarantee is ours to put right. Beyond that, regular checks keep small problems small.
Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.
What sealant work can’t fix
Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:
- Loose panels, vanity units or tiles, which need fixing first
- Leaking pipes, traps, wastes or cisterns, which need a plumber
- A room that stays damp because ventilation isn’t working
If in doubt, call the office on 01277 525 020 or email a schedule or drawings and we’ll say what we think.

Different surfaces, different methods
Kitchens and tea points
Kitchen joints need to be smooth and sealed so they can be cleaned properly. Food-safe sealants are used where food may touch the joint.
Healthcare and care settings
Clinics, hospitals and care homes need joints that can be kept clean. Your infection-control and estates rules are followed and any permits the site uses.
Why act early in Rothienorman
Cleaning mouldy sealant only masks it, but the mould is rooted in the silicone and comes back. A full reseal deals with it and cleaners stop fighting a losing battle. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.
The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Why appoint us

On site: what to expect
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. For work around Rothienorman, we aim for one trip, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.
- Every room is surveyed and the failed joints listed.
- You get a fixed quote with the phasing plan.
- The whole of the old bead is removed.
- Each joint is cleaned and left dry.
- A sanitary silicone bead is laid and given a smooth tooled finish.
- Each area is handed back when ready.
What we need from you
- Warn occupants and staff about the work
- Confirm the product named in the specification
- Agree which areas must stay open

Keeping Rothienorman washrooms open while we work
Being in the east of Scotland, Rothienorman gets less rain than the west coast. Even so, a washroom that doesn’t dry out between uses will see mould get into its sealant.
Healthcare estates like House Of Daviot Hospital, 4.8 miles to the south of Rothienorman, expect contractors to follow their permits and cleaning rules in every washroom.

Questions about Rothienorman
Can you work on a hospital site such as House Of Daviot Hospital?
Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Will the toilets in our Rothienorman building be out of use?
Rarely all at once: work is phased so some facilities are always available. Sanitary silicone needs time to cure before the area is used, and we’ll tell you how long for the product used.
Who decides which product is used?
A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Can weather delay the job?
Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
How long does a job like this take?
It depends on the scope, but the work typically takes a few hours for one toilet block, with bigger buildings phased across a number of visits. Larger or phased jobs take longer, and we will give you a timescale with the quote.
Can you send site paperwork?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.
How do I request a quote?
It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.
