Washroom sealing in Provanmill

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Washroom sealing for commercial buildings in Provanmill

Closing all the facilities in a building isn’t an option. Work is phased by room or by section, so there are always facilities in use. Tell us your site hours and access windows and we will plan around them. We work on IPS panels and cubicles, urinals and WCs and accessible toilets and changing rooms, and what we are called in for most is complaints from staff, guests or users about tired washrooms and open joints at the base of cubicle panels. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Provanmill, preparation and product choice get the time they need.

City hotels, restaurants and bars in Scotland need washrooms that look cared for and kitchens that clean easily. We use anti-mould silicone in washrooms and food-safe hygienic sealant at kitchen worktops.

The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Swollen or delaminated boards behind panels or vanity tops
  • Loose panels, vanity units or tiles, which need fixing first
  • Condensation from failed extract fans

If in doubt, speak to us on 01277 525 020 or send details through our quote form and we will say what we think before you book.

Surfaces we seal

  • Urinals and WCs
  • Showers, trays and wet room floors
  • Kitchens and tea points
  • IPS panels and cubicles
  • Accessible toilets and changing rooms
  • Vanity units and basins

Signs you need washroom sealing in Provanmill

A lot of failed washroom sealant was laid over an old bead or a dirty surface. Silicone won’t adhere to a silicone bead, so it soon lets go.

Typical triggers for a call:

  • Stained or open joints at kitchen sinks and worktops
  • Resealing that didn’t last because the old bead stayed
  • Sealant stained black around basins and showers
  • Stained sealant around pans and urinals

For a campus such as University of Strathclyde (under half a mile south-east of Provanmill), showers in residences and washrooms in teaching blocks can be programmed around term dates.

What your quote should include

  • What the guarantee covers, and for how long
  • Whether their applicators hold CSCS cards
  • The named product and why it was chosen
  • How they’ll work around occupants

How to choose a sealant contractor

From enquiry to sign-off

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Work on a big city site in Scotland usually involves inductions and permits. Tell us the rules and we’ll work to them.

  1. Every room is surveyed and the failed joints listed.
  2. You get a fixed quote with the phasing plan.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Each area is handed back when ready.

Before we start on site

  • Tell us your opening times and when work is allowed
  • Make sure the joints can be reached
  • Let us know about inductions and permits

Getting a fixed quote

The quickest route to a quote is a few photographs and the site postcode. Upload them with the quote form, or ring 01277 525 020 or use the quote form if you’d rather talk the job through.

Related advice

Aftercare for building managers

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Don’t leave an open joint at a basin or tray
  • Keep a record of which washrooms need attention
  • Brief cleaning staff to treat joints gently
  • Share your site rules when you send details

Each room goes back into use only when the sealant has cured enough. We’ll tell you when the wet areas can be used, and it helps if signs stay up until then.

A split joint at a shower tray can leak for a long time before anyone sees it. At that stage, boards or ceilings may need repair, so reseal when you first spot a split.

Questions we are asked in Provanmill

Can work at a site such as University of Strathclyde fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Would you work within a site like Glasgow Royal Infirmary?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

How many days will you need on site?

It depends on the scope, but the work typically takes a morning or so for a small washroom, longer where showers and changing rooms are included. For bigger or phased jobs, we will set out a timescale with the quote.

Will you come and look before quoting?

Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit before quoting.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards.

Is any job too small?

Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.

Quoting for work in Provanmill

We price every job individually. The things that drive the figure:

  • Which sealant the job calls for
  • Travel to remote or island sites
  • How much existing material needs removing
  • The site’s rules and procedures

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

What we need to price the job

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • What the building is and how it’s used
  • Photos of the joints, close up and from further back
  • The asbestos register, for older buildings
  • The product your specification calls for

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, call 01277 525 020 or send details through our quote form.
