Washroom sealing across Kaimend

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Common problems we fix in Kaimend

Panels and vanity units move slightly in use and trays shift slightly with each user. If the joint wasn’t laid to take that movement, it tears or peels away.

If one of these sounds familiar, it’s time for a closer look:

  • A new bead over an old one coming away
  • Washrooms that look worn because of the sealant
  • Mould spotting along silicone joints
  • Failed sealant in a tea point or staff kitchen

On a healthcare site such as The State Hospital, 2.2 miles west of Kaimend, washroom work starts with the infection-control team’s sign-off.

What your quote should include

  • Are they CHAS accredited or on Constructionline?
  • Is the sealant right for the movement and the substrate?
  • How they handle RAMS and site documents
  • Their public liability cover

Our contractor checklist

Washroom sealing in Kaimend

Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. There is public liability insurance behind every job. Every resealed washroom carries our 12-month guarantee. The enquiries we see most involve failed joints along IPS and cubicle panels and users noticing mouldy joints, across urinals and WCs, showers, trays and wet room floors and kitchens and tea points. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Kaimend, preparation and product choice get the time they need.

Hospitality around smaller Scottish places like Kaimend tends to be seasonal, so washroom work is often best planned for quieter months.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Site staff or a sealant specialist?

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Quoting for work in Kaimend

Quotes vary with the job. It mainly depends on:

  • Backing rod, priming and other preparation
  • Site requirements such as inductions and permits
  • Which sealant the job calls for
  • How much there is to seal

A quote for washrooms and wet areas depends on how many there are, their condition and the access, plus any specification you’re working to. Call for a quote.

Before you send an enquiry

A good diagnosis starts with the right details. Tell us:

  • The postcode of the building
  • What the building is and how it’s used
  • Specification clauses that apply
  • The asbestos register, for older buildings

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Questions we’re asked in Kaimend

Can you take on a job at a hospital such as The State Hospital?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Will the toilets in our Kaimend building be out of use?

Normally only some of them, for a short time. We work in phases so other facilities stay open. Sanitary silicone needs time to cure before the area is used, and we’ll tell you how long for the product used.

What guarantee comes with washroom resealing?

Our workmanship has a 12-month guarantee backed by public liability insurance.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Which silicone is right for commercial washrooms?

An anti-mould sanitary silicone for most washroom joints. We use neutral-cure versions on stone, some metals and near mirrors.

Diagnose, treat, sign off

On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work normally takes half a day to a day per washroom, depending on the number of fittings. For a building near Kaimend, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.

  1. Every room is surveyed and the failed joints listed.
  2. You get a fixed quote with the phasing plan.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Each area is handed back when ready.

Getting the site ready

  • Explain the parking and delivery arrangements
  • Tell staff and tenants when we’ll be in
  • Clear stock, furniture or equipment away from the joints

Ask for a quote

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Leave it or put it right?

Sealing on top of old silicone saves nothing. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Cutting out completely and cleaning back takes a little longer and lasts. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Aftercare for building managers

Once the work is signed off, these steps help:

  • Photograph and log failed joints across the estate
  • Include joints in routine washroom inspections
  • Share your site rules when you send details
  • Avoid scourers and harsh descalers on silicone

If a joint we sealed fails within 12 months, tell us and we will look at it. Beyond that, regular checks keep small problems small.

Small numbers of failed joints are quick to phase in. Left, it tends to become a building-wide job with more phasing to plan.
