Facade sealing in Kaimend, done properly

Some clients need every window on a block resealed; others need a few leaking frames sorted. The approach doesn’t change with the size: old sealant out, faces cleaned, depth set and a new bead tooled in. Each job carries our 12-month guarantee. Most enquiries involve hard, chalky sealant that no longer flexes and air leaks through failed facade joints, across coping and flashing joints, window and door perimeters and stone and brick facade joints. A single leaking joint is often how a building in Kaimend first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

For a site around Kaimend, we plan the mastic in as few trips as the programme allows. Clear drawings, a programme and photos let us bring the right sealants, primers and backing rod first time.

Every job is signed off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Why act early in Kaimend

Scaffold or access already on site makes resealing much simpler. Coordinating facade sealing with other external works avoids paying for access twice, which is often the biggest saving. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

What you get with us

  • Constructionline member for supplier checks
  • Matching to RAL references, product permitting
  • Specification-led, product-correct work

Kaimend: questions and answers

Is hospital work, at somewhere like The State Hospital, something you do?

Yes, provided the work is planned with the site’s estates team. Work is phased so departments keep running, under the site’s own rules.

Will you fit the mastic around our build programme in Kaimend?

Yes. Send the programme and drawings, and we will plan the mastic to suit the stages. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Can you just add new sealant on top?

No. A bead run over old sealant soon lifts. Our method is a full cut-out, cleaning, backing and a new bead.

Do you seal facades in winter?

Wet joints or temperatures outside the product’s range mean waiting. The programme allows for it and we tell you if the forecast changes things.

How much does the work cost?

There isn’t a price list, as every site differs. With photographs or drawings, we can give you a fixed quote.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.

Do we need an asbestos check before resealing?

For older buildings, yes, check before work starts. The duty to manage asbestos sits with the dutyholder, and we’ll ask to see it. Suspect material is left alone until it has been tested.

How the job changes by surface

Perimeter joints at frames and structure

Where framed systems such as shopfronts meet the building structure, there is a perimeter joint to seal. We seal those perimeter joints, not the framing or glazing itself.

Render and coated surfaces

Rendered and painted facades need a sound edge for the sealant to bond to. Loose coatings are cleaned back first.

Should maintenance staff do it?

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

How a job runs

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. For work around Kaimend, we aim for one trip, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

Advice

Maintenance after handover

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Keep sills, gutters and drainage paths clear
  • Ask about asbestos in pre-2000 mastic
  • Never let anyone seal over old sealant
  • Share access with other external trades

If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Ask the installer to reseal it properly.

Get the joint design right when resealing: correct depth, proper backing and a sealant that can take the movement. Repeating a faulty detail just repeats the failure.

Sites and facades in and around Kaimend

Being in the east of Scotland, Kaimend gets less rain than the west coast. Frost and condensation on frames and panels can still hold up external mastic on winter mornings. We agree external dates with the site team and keep internal work ready. In Kaimend, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. We seal to the specification that sits behind the warrant.

For a contractor working at a hospital such as The State Hospital (2.2 miles west of Kaimend), perimeter and facade sealing is planned around patients and deliveries. On any site in or around Kaimend, the mastic follows the specification and the programme.

What we can’t put right

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Movement beyond what any sealant can handle
  • Providing access systems for the work
  • Damaged frames that need replacing
