Washroom sealing in Holm

Not every silicone belongs in a washroom. Sanitary grades carry anti-mould additives, and neutral-cure versions avoid the damage acetoxy types can do to some metals, stone and mirror backings. Where food contact is possible, we use a hygienic, food-safe grade. We work on IPS panels and cubicles, accessible toilets and changing rooms and urinals and WCs, and the usual reasons a site gets in touch are sealant stained black around basins and showers and washrooms that look worn because of the sealant. For commercial sealant work in Holm, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Hospitality around smaller Scottish places like Holm tends to be seasonal, so washroom work is often best planned for quieter months.

Work we carry out comes with a 12-month guarantee. If an installation problem shows up, call the office on 01277 525 020 or send photos by email and we’ll arrange a return visit.

When something else is needed

Being straight saves everyone time. Fresh joints won’t solve:

  • Vanity carcasses that have swollen
  • Hollow tiles or loose panels behind the joint
  • Condensation from failed extract fans

If in doubt, phone 01277 525 020 or email us and we will say what we think.

What we seal

  • Vanity units and basins
  • Kitchens and tea points
  • Accessible toilets and changing rooms
  • IPS panels and cubicles
  • Urinals and WCs
  • Showers, trays and wet room floors

Your questions answered

Do you work on the island where Holm is?

Yes, Holm is within the area we cover. We cover the whole of Scotland. Island work is planned around ferry crossings and the weather, so photos and a full list before we travel are essential.

Must every washroom in our Holm building shut while you work?

Not all at once. We take one block of facilities at a time. Sanitary silicone needs time to cure before the area is used, and we will tell you how long for the product used.

Is any job too small?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Can weather delay the job?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

How long does a typical visit take?

It depends on the scope, but the work usually takes between a morning and a week or so, set by the number of rooms and the phasing you need. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Sanitary sealant for Holm buildings

Holm lies within about 1 mile of the sea, and seaside hospitality typically has a peak season that works washrooms hard. Washrooms used guest after guest wear their sanitary silicone faster, and the quieter months are the natural time to reseal. Work on Holm has to fit the ferry timetable and the forecast. A room count and photographs of each washroom help us bring enough sealant and plan the days.

Staff changing rooms and patient toilets at places like Western Isles Hospital (to the north-west of Holm) need cleanable, sound silicone.

Holm is about 2 miles south-east of Stornoway, in Na h-Eileanan Siar. We cover commercial sites throughout Holm, for single jobs and planned programmes alike. 87 places across Na h-Eileanan Siar fall within our area, Holm among them.

We take on washrooms and wet areas across the HS2 postcode area, whatever the building. Streets here include Holm Road and Parkend. Close to Holm, our area also takes in Sanndabhaig (1 mile north-west), Branahuie (1 mile north-east), Bràigh na h-Aoidhe (1 mile north-east), Sandwick (1 mile north-west) and Plasterfield (1 mile north-west). Where a site is remote or on an island, we plan travel and materials carefully, so include the location in your enquiry.

Near you in Holm

Nearby you’ll also find Western Isles Hospital (2.5 miles north-west) and Lewis Loom Centre (2.3 miles north-west). For a walk, there’s Loch Àirigh na Lic.

Healthcare and care settings

In healthcare, sealed joints are part of infection control. Your infection-control and estates rules are followed as well as site permits.

Urinals and WC pans

Joints around urinals and WC pans take splashes, cleaning chemicals and knocks. Once they discolour or split, they hold odours and look unhygienic.

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Don’t leave trays and floors sitting wet
  • Keep extract fans working and vents clear
  • Note failing joints building by building
  • Tell us about infection-control or permit rules before we quote

If a joint we sealed fails within 12 months, tell us and we will look at it. Beyond that, regular checks keep small problems small.

Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. By then, other trades may be needed as well, so reseal when you first spot a split.

Common problems we fix in Holm

Much of the failed sealant we remove was applied over old silicone or residue. Silicone won’t adhere to a silicone bead, so it soon lets go.

Typical triggers for a call:

  • Failed joints along IPS and cubicle panels
  • Stained sealant around pans and urinals
  • Complaints from staff, guests or users about tired washrooms
  • Sealant stained black around basins and showers

Welfare facilities in units on estates such as Parkend Industrial Estate, 0.5 miles to the north-west of Holm, have showers, toilets and kitchens with sealant that works hard.

Before you book anyone

  • How the joint faces will be prepared and primed
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their public liability cover
  • Health and safety accreditation such as CHAS

Questions to ask before you appoint anyone

On site: what to expect

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work usually takes half a day to a day per washroom, depending on the number of fittings. Where we can, we combine work around Holm with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.

  1. First, the phasing is agreed so facilities stay open.
  2. Leaks, loose panels or damp are pointed out first.
  3. Old sealant is stripped and the faces prepared.
  4. We reseal with the grade suited to each area.
  5. We give you a reopening time for every room.

What we need from you

  • Explain the parking and delivery arrangements
  • Have the specification and drawings to hand
  • Point out any areas we must not close
