How we handle washroom sealing in Hoath

Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We are fully insured. Our workmanship is guaranteed for 12 months. If you have gaps where vanity tops meet the wall and resealing that didn’t last because the old bead stayed, we can help, on IPS panels and cubicles, accessible toilets and changing rooms and urinals and WCs alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Hoath, that means joint design, primers and backing rod as standard.

Halls and community buildings near places like Hoath are used by different groups through the week, and their toilets and kitchens show it. Fresh anti-mould sanitary silicone at sinks, worktops and toilets keeps them cleanable.

Every job is signed off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Toilets, showers and kitchens around Hoath

Hoath is within about 3 miles of the coast, and seaside hospitality usually has a peak season that works washrooms hard. Heavy seasonal use is hard on shower and basin sealant, so we plan the work for quieter weeks where possible. Hoath is about 55 miles from central London. Washrooms in commuter-belt offices take constant weekday traffic, and resealing in phases keeps facilities available.

On a healthcare site such as Queen Victoria Memorial Hospital, which lies north of Hoath, washroom work starts with the infection-control team’s sign-off. If you manage an office at a site such as Chislet Business Park, 0.8 miles to the south of Hoath, the washrooms and tea points can be done a floor at a time. For a school such as Hoath Primary School, washroom and kitchen sealant can be renewed around term dates.

Hoath is about 3 miles south-east of Herne Bay, in Kent. We send applicators to Hoath for washrooms and wet areas, handled exactly as we handle every other area. We work across 931 places in Kent, from busy centres to rural villages. There’s a separate page for London, about 55 miles away.

Work on washrooms and wet areas is covered throughout CT3, whatever the building. Streets here include Church Road, Marley Lane and Barn Close, and sites on any of them can send details for a fixed quote. Sites close to Hoath are covered too, including Maypole (1 mile north), Knave's Ash (1 mile west), Old Tree (1 mile north-east), Millbank (1 mile north) and Hollow Street (1 mile east). A short drive away, we cover Canterbury (5 miles south-west), Margate (10 miles east), Dover (15 miles south-east), Ramsgate (11 miles east), Broadstairs (12 miles east) and Whitstable (6 miles west).

Common questions from Hoath clients

Is Hoath off your patch?

No. Places such as Hoath are covered as much as the big towns. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

Must every washroom in our Hoath building shut while you work?

Not all at once. We take one block of facilities at a time. We will tell you the curing time for the product before we start.

Is old silicone taken out first?

We always remove it. Fresh silicone can’t key to an old bead, so sealing over it soon peels.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

How do we ask for a quote?

There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.

What will the job cost?

Every job gets its own fixed quote. To get one, phone 01277 525 020 or email the details over with a description of the work.

What sets the cost

Quotes vary with the job. It mainly depends on:

  • How much existing material needs removing
  • Which sealant the job calls for
  • How accessible the joints are
  • Quantities, in metres or numbers

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.

What we need to price the job

We can often quote from photographs and a few details. Please tell us:

  • Photos of the joints, close up and from further back
  • Approximate linear metres or a joint schedule
  • Where the site is, with the postcode
  • Access details, including height

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To start the process, phone 01277 525 020 or send photos by email.

Maintenance after handover

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Don’t leave an open joint at a basin or tray
  • Include joints in routine washroom inspections
  • Avoid scourers and harsh descalers on silicone
  • Don’t leave trays and floors sitting wet

Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Strong acids, solvents and scourers wear the surface and give mould a start.

A few failed joints can be resealed with hardly any disruption. Left, it tends to become a building-wide job and more closures to manage.

Our process

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Rural sites near Hoath may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Getting the site ready

  • Tell us your opening times and when work is allowed
  • Explain the parking and delivery arrangements
  • Agree which areas must stay open

Quotes

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

What the job involves on each surface

Wet-room floors and floor-to-wall joints

Wet floors are common in accessible showers and changing rooms, so their perimeter joints get close attention.

IPS and cubicle panels

Cubicle and IPS panels move when leaned on or knocked, so the sealant has to take that movement. We check fixings before sealing.

Why act early in Hoath

A tired-looking washroom doesn’t always need a refurbishment. Where tiles, panels and fittings are sound, new sealant may be enough to put it right for now. Converted and older buildings near places like Hoath tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we’ll explain how it’s made up.

Why appoint us

  • One phone line for London, the South East and Scotland
  • Products installed to the manufacturer’s instructions
  • Matching to RAL references, product permitting
  • CHAS accredited contractor

Honest limits

We check first that sealant really is the fix. It won’t put right:

  • A room that stays damp because ventilation isn’t working
  • Water escaping beneath the floor rather than through a joint
  • Swollen or delaminated boards behind panels or vanity tops

Not sure which it is? You can call the office on 01277 525 020 or send photos by email and we’ll tell you honestly before you book.
