General trades versus a specialist
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Washroom sealing for commercial buildings in Cardenden
In a busy washroom, the sealant usually gives up long before the tiles or fittings. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning and mould that roots into it can’t be cleaned away. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. Site teams most often ask us about washrooms that look worn because of the sealant and split or peeling sealant at shower trays, on urinals and WCs, vanity units and basins and kitchens and tea points. A specialist sealant contractor works differently from a general builder: in Cardenden, that means joint design, primers and backing rod as standard.
Hotels and holiday accommodation in rural Scotland have busy and quiet seasons, so washroom work is often best planned for quieter months.
Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

What we’re called out for in Cardenden
Daily commercial cleaning wears sealant faster than people expect. Harsh products, abrasive pads and pressure washing break down a joint’s surface and edges, and dirt and mould then get a foothold.
Things that usually lead to an enquiry:
- Urinal joints that look unhygienic
- Open joints at the base of cubicle panels
- Mould spotting along silicone joints
- Complaints from staff, guests or users about tired washrooms
Healthcare washrooms on sites such as Whyteman's Brae Hospital, 3.7 miles to the east of Cardenden, are resealed area by area, under the site’s own infection-control rules.
Questions to ask before you book
- Health and safety accreditation such as CHAS
- Their plan for phasing and protecting the area
- Whether primer will be used where the manufacturer specifies it
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
After the work
Keep the joints in good shape with a few simple steps:
- Brief cleaning staff to treat joints gently
- Keep a record of which washrooms need attention
- Share your site rules when you send details
- Respect the cure time before reopening each room
Add washroom sealant to routine inspections. Look for black spotting, cracks, peeling edges and gaps at the busiest fittings and photograph anything new.
Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. By then, other trades may be needed as well, so reseal when you first spot a split.
When it isn’t the sealant
A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is any of the following:
- Leaks through tanking or membranes below the finishes
- A dripping waste or valve behind a panel
- Hollow tiles or loose panels behind the joint
Not sure which it is? You can phone 01277 525 020 or email us and we will tell you honestly before you book.

Washroom sealing around Cardenden: how the place shapes the job
The east of Scotland, where Cardenden is, gets less rain than the west. Drier weather outside doesn’t help a washroom with poor extraction, where mould gets into silicone fast.
On an industrial estate such as Cardenden Industrial Park (less than half a mile north-west of Cardenden), staff toilets, showers and canteens are where sanitary sealant takes the most wear. In a centre such as Fife Central Retail Park, which lies east of Cardenden, public washrooms are resealed a block of facilities at a time.

Advice
What happens if it’s left?
Running fresh silicone along a failed bead hides the problem briefly. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Full removal and proper cleaning is what makes the new joint last. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.
We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote.

Questions we are asked in Cardenden
Can work at a site such as University of Dundee - Fife Campus fit around teaching?
Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Is Cardenden off your patch?
No. Small places get the same service as large ones. Every Scottish council area is within our area. Good photos up front let us bring everything on the first visit.
How long does a job like this take?
The duration is planned around your programme and the access we’re given. We will give you an estimate of time on site when we quote.
Is it OK to put new silicone on top of the old?
The whole of the old bead is removed and the surfaces cleaned before resealing. It’s the difference between a joint that lasts and one that peels.
Can washrooms stay open while you work?
Just the room being resealed is out of use. Rooms go back into use once the sealant has cured, then we move on.
Will cleaning remove black mould from sealant?
Typically not. Mould grows into the sealant itself so cleaning only lightens it for a while. Replacement is the lasting fix.
What’s the quickest route to a quote?
