Commercial sealant contractors in Portsmouth

Portsmouth is built largely on Portsea Island, surrounded by water and home to the naval base, a busy ferry port and a densely built city. That setting means many buildings face the sea or the harbour, and their joints take wind, salt and sunlight all year. We cover Portsmouth, Southsea and the rest of Hampshire for main contractors, developers, facilities managers, housing associations and managing agents.

Typical work includes window and door perimeter sealing, external movement joints, fire-rated sealing at service penetrations where specified, washrooms in hotels, halls and offices, and planned resealing across blocks and estates. We work in four steps: you send details, we give a fixed quote, we seal, and the job is backed by our 12-month guarantee. Our commercial sealant page explains more, or send details now.

A dense island city: blocks, terraces and the waterfront

Few UK cities pack as many people into as little land as Portsmouth, with long terraced streets, post-war council blocks and newer apartment buildings close together. Housing associations and managing agents look after a large share of the flatted stock, and communal windows, entrance doors and external joints all need periodic resealing. Planned programmes are more efficient than reacting to single leaks; see mastic sealing and our guide to sealant planning for managing agents.

Around Gunwharf Quays and the harbour, newer residential towers, shops, restaurants and offices sit next to historic dockyard buildings. Taller residential blocks bring stricter attention to fire stopping between flats and common areas, and we install fire-rated sealant where it is specified, to the manufacturer’s tested details. Our article on the Building Safety Act and fire stopping records covers why records matter.

Older blocks may still have original mastic around windows and panels. If a building predates 2000 and the sealant looks original, check the asbestos register before anyone disturbs it; see asbestos in old mastic. Newer blocks are not exempt from problems either: sealant applied during construction can fail early where joints were undersized.

Sea air, sun and wind on Portsea Island

Southsea seafront and the harbour edge are among the most exposed spots in Hampshire. Wind-driven rain, salt spray and strong summer sun all shorten the life of sealant on exposed elevations, especially if the joint was badly designed or the bead too thin. Hampshire is relatively dry by UK standards, but external work still waits for dry joints, and frosty or damp winter mornings can delay a start.

On exposed buildings, product choice and preparation do most of the work. Salt and dirt are cleaned off, primer is applied where the manufacturer specifies one, and the joint is sized and backed correctly. Our article on adhesive, cohesive and substrate failure shows how to read a joint that has given up.

Defence, marine, healthcare, education and leisure

Portsmouth’s naval base and the marine firms around the harbour support workshops, offices and industrial units, many with large concrete floors and panel facades. Our floor joint sealing and movement joint sealing services suit those buildings; see industrial units and warehouses.

Queen Alexandra Hospital serves the city, and healthcare work follows infection-control rules and permits (healthcare). The University of Portsmouth has a large city-centre estate and plenty of student accommodation, usually best sealed between academic years. Seafront hotels, Gunwharf Quays’ shops and restaurants, and the ferry port’s passenger buildings all need washroom, kitchen and shop-fit sealing timed around trading.

Our area also takes in Gosport, Fareham, Havant and the Isle of Wight, so facilities managers and agents with buildings on both sides of the harbour, or across the Solent, can use one contractor for all of them. For main contractors, we take on mastic packages on new-build and refurbishment schemes, sealing to the programme and the specification with CSCS-carded applicators; see construction mastic. On older buildings, a quick look at the condition of the joints before pricing often saves surprises: we’ll tell you where beads have split, lost adhesion or hardened, and suggest a sensible order of work. Our guide to what affects the cost of commercial sealant explains the main factors.

How it works

  1. Send details. Drawings, photos, a joint schedule or the site address; we can visit where photos won’t tell the full story.
  2. Get a fixed quote. A fixed price with the scope in writing, and dates agreed around your programme and site hours.
  3. Prepare the joints. Failed sealant cut out, faces cleaned back to sound, dry surfaces, primed where the manufacturer specifies.
  4. Seal and finish. The right product for each joint, at the right depth over backing rod where needed, tooled to a neat finish.
  5. Sign off and guarantee. We walk the work with you, confirm when areas can be used, and our 12-month guarantee applies.

Questions from Portsmouth

Do you cover Portsmouth, Southsea and Gosport?

Yes. We cover Portsmouth, Southsea, Gosport and the whole of Hampshire, including the Isle of Wight.

Do you work on residential blocks for housing associations?

Yes. We reseal communal windows, doors and external joints and can plan a programme across several blocks. See our housing page.

Why does seafront sealant fail so quickly?

Exposure to UV, salt and wind-driven rain is tough on sealant, and joints that are too narrow, too thin or without a backing rod fail sooner. Correct joint design and preparation make the biggest difference.

Can you install fire-rated sealant in a residential tower?

Yes, where it is specified. We install fire-rated and intumescent sealant at service penetrations and linear gaps to the manufacturer’s tested details. Design and sign-off stay with the designer, fire engineer or building control.

The mastic on our 1970s block might contain asbestos. What should we do?

Check the asbestos register or survey before anyone disturbs it. We don’t remove asbestos-containing materials, and if asbestos is suspected, work stops until the material has been tested.

Can you seal student halls over the summer?

Yes. Tell us when rooms are empty and we’ll plan washroom and communal sealing around your turnaround dates.

What site paperwork can you provide?

Tell us what you need, such as RAMS, our insurance certificate or CSCS details, and the quote will confirm what we can provide.

How do we start?

Send drawings, photos, approximate joint lengths and the site postcode through our quote form, or call 01277 525 020.
