About commercial sealant contractors in W12

Mastic Doctor has been sealing joints for businesses and contractors since 2005, and the documents buyers ask for are ready: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. The enquiries we see most involve gaps behind commercial kitchen worktops and sinks and window and door perimeter joints that have cracked open, across window and door perimeters, external facade joints and kitchen worktops and splashbacks.

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What you will pay

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

Landmarks near Shepherd's Bush

Locally, jobs take us to sites close to Hammersmith Park, Addison Primary School and The Cardinal Vaughan Memorial RC School, among other places. You will also find Shepherd's Bush Tabernacle (less than half a mile south-west), The Central Bar (under half a mile east), Polish Library POSK in London (1 mile south-west) and Corona Theatre School (0.9 miles south-west). There’s a railway station in Shepherd's Bush itself: Shepherds Bush station. Nearby you’ll also find West 12 Shepherds Bush (under half a mile east) and Culture House (less than half a mile west). Open spaces near Shepherd's Bush include WWT London Wetland Centre and The Long Water.

Shops, offices and hotels in W12

In W12, much commercial sealant work follows refits in shops, offices and hotels in places such as Acton, Hammersmith and Bedford Park. Where the joint is on show, a colour that suits the finish is part of the job.

The South East is one of the UK’s drier regions, but external sealing in W12 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.

Shepherd's Bush: For a hotel such as Her Majesty Hotel (under half a mile south-west of Shepherd's Bush), the colour of a joint at the bar or the bath matters to the look of the room. Offices and shops close to stations such as Shepherds Bush station (less than half a mile north-east of Shepherd's Bush) tend to be busy all day, so sealant work is planned around opening hours.

Work for main contractors and building owners

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Surface by surface

Commercial kitchens and tea points

A smooth, continuous joint is easier to keep clean. We seal to a neat, cleanable finish and work around service times you agree with us.

Washrooms and toilets

Mould that has grown into washroom sealant can’t normally be cleaned out. The lasting answer is removal, preparation and a new sanitary bead, planned so the building keeps enough facilities in use.

When something else is needed

Honesty saves time and money. Fresh joints won’t solve:

  • Broken glass or blown double-glazed units
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Old mastic that tests positive for asbestos

Quoting for work in W12

There’s no standard rate for sealant work, because every site is different. What we look at:

  • The product specified
  • How accessible the joints are
  • Whether old sealant has to be cut out first
  • Quantities, in metres or numbers

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Sending details for a quote

Diagnosis starts before we arrive. Let us know:

  • The site address and postcode
  • A wide shot and a close-up of the area
  • The product your specification calls for
  • Rough lengths or quantities, or drawings if you have them

A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or speak to us on 01277 525 020 or email drawings and photos if you’d rather talk the job through.

After the work

To get the most from the new sealant:

  • Respect the cure time before reopening an area
  • Log reseals in the O&M or maintenance records
  • Keep abrasive pads and scrapers off resealed joints
  • Make sure contractors see the asbestos survey before cutting out old mastic

Let your cleaning contractor know what’s new. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces; a mild cleaner is all most joints need.

Tenants and staff spot black or split sealant quickly, and in a hotel, office or shop it makes the whole space look neglected. Planned replacement saves fielding the same complaint again and again.

Your questions answered

Could the old sealant in an older building contain asbestos?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, which many sites require.

Who decides which product is used?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

How do you keep disruption to occupiers down?

That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we’ll work around it.

Do you seal on top of existing sealant?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Can one contractor look after sealant on all our buildings?

Yes, within the areas we cover: South East England, Greater London and Scotland. One contact and one process for every building makes a portfolio easier to manage.

Do you hold CHAS accreditation?

Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.
