Our commercial sealant contractors service in TD2

On a commercial site, sealant turns up in more places than people expect: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. The enquiries we see most involve movement joints packed with grit and debris and messy, uneven beads from earlier work that let the building down, on external facade joints, window and door perimeters and floor and threshold joints.

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.

  1. First, details come to us: photographs, drawings or a schedule of the areas, and a site visit is booked where it helps.
  2. Next comes a diagnosis and a fixed quote.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. The failed bead is removed and the joint faces cleaned until they’re sound and dry.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

How we quote

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

Commercial sealant contractors across TD2: the area picture

In TD2, much commercial sealant work follows refits in shops, offices and hotels in places such as Lauder and Oxton. Where the joint is on show, a colour that suits the finish is part of the job.

Our area covers every Scottish council area, TD2 included. Travel is planned so the work is finished in as few trips as we can.

Lauder: Premises within reach of Stow station, 5 miles to the south-west of Lauder, often have busy frontages where joints are seen by everyone passing. For a hotel such as Black Bull Hotel, under half a mile south-east of Lauder, the colour of a joint at the bar or the bath matters to the look of the room.

Site staff or a sealant specialist?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Different surfaces, different methods

Washrooms and toilets

Mould that has grown into washroom sealant can’t typically be cleaned out. Replacement is the fix: strip, clean, dry and reseal, planned so the building keeps enough facilities in use.

Shop fronts and retail fit-outs

Shop fits put sealant right in front of clients. Joints around counters, displays and shopfront frames have to look tidy as well as seal. Colour options are confirmed with the quote.

For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in TD2 can sit alongside others in a wider programme across the Scottish Borders.

Cost factors for sealant joints

Each job is priced on its own details. The main factors are:

  • Removal of failed or old sealant
  • Induction, permit and paperwork requirements
  • Any access equipment needed
  • Phasing around occupants

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

What to include in your enquiry

Whether it’s one area or a whole building, the same details help:

  • Drawings or a marked-up plan, if available
  • The asbestos register, for older buildings
  • How the joints are reached, and at what height
  • Any specification or named product

To get a fixed quote, give us a call on 01277 525 020 or email a schedule or drawings with the site address and an outline of the work. You can also send details through our quote form.

After the work

After handover, a little attention goes a long way:

  • Keep a record of which joints were resealed and when
  • On pre-2000 buildings, share the asbestos information before work starts
  • Put external and wet-area joints on a regular inspection round
  • Act on the first lifting edges rather than waiting

Later works are the usual way new joints get damaged. When fittings are moved or cabling added, the sealant nearby is easily disturbed and the joint gets left open. If that happens, call the office on 01277 525 020 or email us and we will price putting it right.

Sealant installed at the same time usually fails in sequence. The first failures are often a warning about the rest. We will tell you which sealant joints need doing first and which can wait.

FAQs: TD2

Is failed sealant stripped out, or sealed over?

Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.

Is TD2 in your area?

Yes. We cover TD2. For a quote, call 01277 525 020 or send photos by email.

Are you CHAS accredited?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Can you work to our specification?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

Can you take on work for an FM or managing agent?

Yes. A large share of our work comes through facilities managers, managing agents and landlords, alongside main contractors. We can work to your instruction process and site rules.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day.
