Fire stopping in Dorking

It helps to set out our role at the start. The designer, fire engineer or building control decides which fire stopping is required; sign-off sits with them too. We fit the specified fire-rated sealant following that specification and the maker’s installation guidance in Dorking and nearby. If you’re dealing with unsealed openings around new pipes and cables and open linear gaps along the top of fire-resisting walls, we can help, on small duct penetrations where the tested detail allows, cable penetrations and service gaps in risers alike. Facilities teams, main contractors and managing agents in Dorking tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

In a town such as Dorking, fire-rated sealing is often needed in schools, surgeries, care homes, offices and flats above shops. New cabling or pipework through a fire-resisting wall leaves a gap that has to be made good with the specified product.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Compartments and services around Dorking

A 2-mile radius around Dorking takes in a number of hotels. In hotels, bedroom and corridor walls are normally fire-resisting, so services added in a refit need sealing with the specified product. In England, Approved Document B covers fire stopping of openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail.

Halls and meeting rooms at places like Church of St Paul sometimes gain new services, and any compartment wall crossed needs the specified seal. On a hospital site such as Dorking Community Hospital, under half a mile to the south-west of Dorking, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits. Holiday works at schools like St Paul's CofE (Aided) Primary School often leave service openings to seal before pupils return.

Dorking is about 10 miles north-west of Crawley, in Surrey. Dorking sits inside our coverage, with the same fixed quotes and 12-month guarantee as everywhere else. Dorking: questions and answers

Can you seal penetrations in a hotel in Dorking after a refit?

Yes, to the specification and the product’s tested detail. Each seal follows the tested detail, and rooms are done in turn.

How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Dorking?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

Can you handle several sites?

Yes. A group of buildings can go on one quote, and you deal with one contact throughout.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

What will the job cost?

It depends on the job: quantities, access, the product and any phasing. Call for a fixed quote and we’ll price it properly.

Is any job too small?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.

Owners, agents and contractors

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in Dorking can sit alongside others in a wider programme across Surrey.

Why deal with it now?

The longer openings stay, the more there tend to be: every new cable or pipe adds another. A schedule that is dealt with regularly stays manageable and avoids a much larger catch-up later. Many buildings in towns like Dorking have been extended or altered, and joints where old meets new tend to fail first. Resealing them early protects the building behind.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

How a job runs

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts. For a town like Dorking, we try to group jobs for the same client into one visit, with one quote covering them. Give us your access times and we’ll fit the work in.

  1. First we go through the drawings, schedule or specification for the seals.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Advice

Keeping the joints sound

A few simple habits keep the new joints working:

  • Leave fire sealant to cure fully before covering it
  • Record which product was used where
  • Check risers and ceiling voids after each round of works
  • Foam or ordinary sealant is never a fire-seal repair

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Watch for cracked sealant, new services with no seal and openings that have grown and get them dealt with.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

Different surfaces, different methods

Masonry and concrete

Block walls and concrete floors are common substrates for penetration seals. Dust and debris are cleared from the opening.

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed.
