Commercial sealant contractors for commercial buildings in Steinis

Sealant joints are easy to overlook until one lets water in. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. If you are dealing with untidy joints in a reception, shop floor or lobby and sanitary sealant that has gone black and patchy, we can put it right. Most enquiries from Steinis start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In an occupied building in Steinis, the job is planned so areas stay in use: we agree the order with you and hand back each area with its cure time.

For a job around Steinis, the Scottish weather is part of the planning: outside joints need dry, frost-clear surfaces, so we agree a window with some give in it. Internal joints can be done whatever the day brings.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Keeping the joints sound

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Have extract fans checked so wet areas dry out
  • Put external and wet-area joints on a regular inspection round
  • Act on the first lifting edges rather than waiting
  • Keep a record of which joints were resealed and when

Our workmanship on each job is backed by a 12-month guarantee. File the handover note with the building records, and tell us if a joint we sealed gives trouble within that time.

A failed external joint lets water in every time it rains. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.

What Steinis’s businesses ask us to seal

The sea is no more than about 1 mile from Steinis. Exposed frontages near the sea are hard on sealant, so the product has to suit the weather as well as the look. Where a frontage needs a particular colour, the product still has to suit that exposure. Being on an island, Steinis means planning around ferry times as well as the weather. Send photographs, a complete list and any colour references first, so nothing is left behind.

On estates like Parkend Industrial Estate, 1.2 miles south of Steinis, the office and welfare end of each unit has its own sealant to maintain.

Steinis is in Na h-Eileanan Siar. Any commercial site in Steinis is covered, whether it’s a single job or part of a planned programme. Across Na h-Eileanan Siar, 87 places are covered, including Steinis.

Commercial sites across HS2 are covered for sealant joints. Close to Steinis, our area also takes in Plasterfield (1 mile south-west), Sandwick (1 mile south), Sanndabhaig (1 mile south), Stornoway (1 mile west) and Branahuie (1 mile south-east). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so mention the location when you ring 01277 525 020 or email the details over.

What sealant work can’t fix

Being straight saves everyone time. New sealant won’t cure:

  • Water from a services leak rather than a joint
  • Broken glass or blown double-glazed units
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)

If you’re not sure, just speak to us on 01277 525 020 or email drawings and photos and we’ll give you a straight answer.

What we seal

  • Washrooms and tea points
  • Movement joints in walls and floors
  • Window and door perimeters
  • Floor and threshold joints
  • External facade joints
  • Kitchen worktops and splashbacks

Our process

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you. For a building near Steinis, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. We begin with whatever information you have, whether that’s photos, a drawing or a list of locations, and a site visit is booked where it helps.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. We strip the failed bead and prepare both faces of the joint.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

What we need from you

  • Send any specification or drawings in advance
  • Flag any permit to work we’ll need
  • For older buildings, check the asbestos register before work

Advice

Steinis: questions and answers

Will you travel to Steinis on the island?

Yes. We cover the whole of Scotland, and that includes island locations such as Steinis. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.

Our building in Steinis is near the coast: does that change the sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We check the specified product suits the exposure and pay close attention to preparation.

Could the old sealant in an older building contain asbestos?

Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.

Can you take on work for an FM or managing agent?

Yes. We quote, schedule and report back in the way that suits your process.

How do we get a quote?

Send what you have, even a few photos and rough lengths. We follow up with questions or a visit where needed, then a fixed quote.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Does commercial sealant work come with a guarantee?

Our workmanship on each job is backed by a 12-month guarantee. We are fully insured for public liability as well.

What we’re called out for in Steinis

The wrong sealant in the wrong place is a common cause of early failure. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade all let go sooner than they should. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason.

Site and facilities staff are often the first to spot these:

  • Gaps behind commercial kitchen worktops and sinks
  • Earlier reseals applied straight onto the failed bead
  • Frame mastic that has hardened and come away from the wall
  • Untidy joints in a reception, shop floor or lobby

Occupiers with premises at both Parkend Industrial Estate and Gleann Seileach Business Park could have the sealant at each handled under one quote.

What your quote should include

  • Their public liability cover
  • Do they follow the manufacturer’s priming guidance?
  • Can the work be phased to keep areas open?
  • Whether old or failed sealant will be cut out, not overlaid

What the job involves on each surface

Movement joints in walls and floors

A trafficked floor joint needs a different product from a wall joint. The choice comes down to how much the joint moves and what runs over it, and tell you if the edges need repairing first.

Fire-rated seals where specified

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. The design and sign-off of fire stopping belong to the designer and building control.

Should maintenance staff do it?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
