Commercial sealant contractors across EH37: what to expect
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors looking after property in EH37. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. Most enquiries involve mouldy silicone around WCs, urinals and vanity tops and window and door perimeter joints that have cracked open, across external facade joints, floor and threshold joints and window and door perimeters.
Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us.
- We start with the evidence: photographs, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in EH37
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we’ll price your job on its own details.

Getting a fixed quote
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photos and a few notes.
Near you in Pathhead
Locally, jobs take us to sites close to Ford. The nearest railway station is Gorebridge station, roughly 3.5 miles south-west. Other landmarks nearby include Oxenfoord Castle (1 mile north-west) and Midlothian Community Hospital (4.8 miles west).
Commercial premises across EH37
The commercial stock in EH37 mixes older town-centre buildings with newer offices and units, in places such as Pathhead and Edgehead and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Across EH37, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days.
Pathhead: Offices at parks like McSence Business Park, 2.8 miles west of Pathhead, have receptions, kitchens and glazed partitions where a tidy joint matters. A hotel such as The Stair Arms Hotel, 0.6 miles north-west of Pathhead, shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Honest limits
Some faults sit outside our scope, and we say so rather than covering them up:
- A dripping trap, valve or pipe behind a fitting
- A failed roof covering or waterproofing membrane
- Suspect materials that need testing and specialist removal
How the job changes by surface
Facade and cladding joints
On a facade, a failed joint is often only visible close up. Close-up photos or a site visit tell us what’s needed.
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in.
How the quote is worked out
What shapes the price:
- Location, for remote and island sites
- Quantities, in metres or numbers
- Working within restricted access windows
- How much existing material needs removing
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.
Before you send an enquiry
Diagnosis starts before we arrive. Tell us:
- Where the site is, with the postcode
- Whether the building will be occupied during the work
- Asbestos survey details if the building is older
- The product your specification calls for
Need a figure for a tender or a budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. If you have questions first, phone 01277 525 020 or email a schedule or drawings.
Keeping the joints sound
To get the most from the new sealant:
- Keep a record of which joints were resealed and when
- Deal with small splits before they become leaks
- Have extract fans checked so wet areas dry out
- Keep barriers up until the new sealant has cured
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth, and we confirm it when each area is handed back. Leaving the area closed until then keeps the bead neat.
Each spell of wet weather pushes more water through an open joint. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Catching it at the sealant stage avoids the bigger repair.
Why it fails
In wet areas the enemy is normally mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant. The fix is a new bead of anti-mould sanitary silicone.
Look out for the following:
- Black mould through washroom sealant that won’t clean off
- Water staining near frames, panels or ceilings
- Layers of sealant, all of them failing
- Movement joints packed with grit and debris
EH37: questions and answers
What do you need from us to quote?
Start with whatever information is to hand. Questions or a site visit follow where needed, then a fixed quote.
How long does a job like this take?
We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.
Can one contractor look after sealant on all our buildings?
Yes, across South East England, Greater London and all of Scotland. One contact and one process for every building makes a portfolio easier to manage.
Are you CHAS accredited and on Constructionline?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
How long before the joints can be used?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
What about asbestos in old mastic?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.
How do you choose the sealant?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
